Seri Kembangan Industrial Land: RT Pastry Buys RM22m Factory and Vacant Lot in Taman Perindustrian Putra Permai
RT Pastry has signed to buy a single-storey detached factory with a three-storey office and an adjoining vacant industrial lot in Taman Perindustrian Putra Permai, Seri Kembangan, for RM22 million. What the deal and its price mean for factory owners, tenants and buyers.
Key Takeaways
- RT Pastry Holdings Bhd's subsidiary signed a conditional sale and purchase agreement on 29 October 2026 to buy two adjoining industrial parcels in Taman Perindustrian Putra Permai, Seri Kembangan, for RM22.00 million cash.
- One parcel carries a single-storey detached factory with a three-storey office annex; the other is vacant industrial land. Together they cover about 5,534 sq m, or about 59,568 sq ft.
- The bakery chain wants room for new deck ovens and mixers, lifting annual capacity from about 2.55 million to about 2.80 million units, part financed by RM28.78 million of facilities from RHB Islamic Bank.
- Across both parcels the price works out to about RM369 per sq ft of land, against a JPPH-registered median of RM353 psf of land for detached factories in Petaling District.
- For owners, a detached factory with usable land next door is exactly what growing manufacturers ask for; for buyers, the deal is a reminder to check two different title types in one purchase.
What RT Pastry is buying in Seri Kembangan
RT Pastry Holdings Bhd, the bakery chain that listed on Bursa Malaysia's ACE Market this year, announced on 29 October 2026 that its wholly owned subsidiary RT Pastry House Sdn Bhd had signed a conditional sale and purchase agreement with Koh Lean Chong & Sons (M) Sdn Bhd. The details below come from the company's Bursa Malaysia announcement and The Star's report on the proposal.
| Item | Detail |
|---|---|
| Buyer | RT Pastry House Sdn Bhd, wholly owned by RT Pastry Holdings Bhd |
| Seller | Koh Lean Chong & Sons (M) Sdn Bhd |
| Location | Jalan Perindustrian PP 1, Taman Perindustrian Putra Permai, 43300 Seri Kembangan |
| Parcel 1 | Industrial land with a single-storey detached factory and a three-storey office annex, title PN 57337, Lot 95630 |
| Parcel 2 | Vacant industrial land, title HSD 325024, PT 83563 |

| Total land area | About 5,534 sq m (about 59,567.98 sq ft) |
| Price | RM22.00 million cash |
| Financing | RM28.78 million of facilities from RHB Islamic Bank Bhd, accepted on 29 October 2026, to part finance the purchase among other uses |
The agreement is conditional, so the purchase is not complete yet. The announcement gives one price for both parcels and does not split it between the built lot and the vacant lot.
Why a bakery chain needs a bigger factory
RT Pastry makes pastries, mooncakes and other products at its main plant in Seri Kembangan, while a second plant in Shah Alam focuses on bread, according to The Edge's report on its listing plans. In its draft prospectus the company said it planned to buy a property in Seri Kembangan or nearby areas for more storage, manufacturing, research and development, and administrative space, and estimated the cost of a suitable property at RM25 million to RM35 million. At RM22 million, the deal it has now signed comes in below that range.
The filing explains what the new space is for. "The larger manufacturing area will allow the group to optimise its workflow and improve employee productivity through a more comfortable working environment, as well as to accommodate new deck ovens and mixers as well as other machinery and equipment for future expansion," the company said, as reported by The Star. Annual capacity for pastry and other manufactured products is expected to rise from about 2.55 million units to about 2.80 million units, about 250,000 more units a year, to support the planned growth of its outlet network.
Two choices in this deal are worth noticing. First, the buyer stayed close to home. Seri Kembangan is where its main plant already runs, so staff, suppliers and delivery routes do not have to move. Second, it bought a vacant parcel together with the built one. A manufacturer that expects to keep growing wants land it can build on later without relocating again.
What the price tells us
RM22 million spread over about 59,568 sq ft of land is about RM369 per sq ft of land, with the factory and office included. That is our own arithmetic from the filing, and it blends a built parcel with a vacant one.
For context, JPPH-registered factory and industrial land transactions in Petaling District, the district Seri Kembangan sits in, show these medians for the 24 months to August 2026:
| Type | Registered deals (24 months) | Median price | Median psf of land | Median land |
|---|---|---|---|---|
| Detached factory | 94 | RM9.7 million | RM353 psf of land | 29,533 sq ft |
| Industrial land | 81 | RM4.2 million | RM110 psf of land | not stated |
RT Pastry's site is about twice the median land size of those detached factory deals. In the same parks, like for like, detached factory prices changed by -7% across 5 parks over the last 12 months against the 12 before, while industrial land changed by +12% across 3 parks. These are the registered records available so far, not every deal in the district.
The lesson is not whether RT Pastry paid too much or too little. A blended price for a ready factory plus an adjoining lot cannot be compared directly with a district median for either type. The point is that a built factory with expansion land next door, in an established estate close to the buyer's existing plant, sells as a package, and a buyer with a clear expansion plan will pay for the package because it saves a second move later.
What it means for owners, tenants and buyers
Owners of detached factories with spare land
Listed manufacturers with fresh listing proceeds and bank lines are buying their own premises. If you own a detached factory with adjoining vacant land or a large yard in Seri Kembangan, Puchong, Balakong or elsewhere in the Klang Valley, have the paperwork ready in one file: both titles, approved building plans, the CCC or CF, quit rent and assessment receipts, and your TNB supply details. A buyer with financing in place moves faster when nothing is missing.
Food manufacturers renting today
Bakeries and food plants grow in steps: one more oven line, one more cold room, one more packing line. Before you sign or renew a lease, check whether the building can take the next step. Our food processing factory guide shortlists from at least 300 A three-phase power and 2 tonnes per square metre of floor loading, and checks drainage and wash-down floors before price. Deck ovens, mixers and chillers need power and floor strength that are expensive to add later.
Buyers looking at a two-parcel deal
RT Pastry's purchase spans two kinds of title: a Pajakan Negeri (PN) title, which is a state lease, and an HS(D) qualified title. When a deal crosses two titles, each needs its own official land search. Check the lease balance on the PN, read the tenure field on the HS(D) rather than assuming it, confirm both are in the industry category, and look for any restriction in interest that needs state consent to transfer or charge. Our guide to land titles in Malaysia explains how Geran, Pajakan and HS(D) differ and how a qualified title becomes a final title in Selangor.
Practical next steps
- Owners: write down what your site offers beyond the building, such as spare land, yard space and power headroom, and keep titles and approvals together.
- Tenants planning growth: list the machines you expect to add over the next three years and check them against the building's power supply and floor loading before you renew.
- Buyers: run an official search on every title in the deal, confirm lease balances and any consent needed, and ask your lawyer which conditions the sale and purchase agreement depends on.
- Benchmark on land: compare registered psf of land within the same factory type and district, and treat deals that bundle vacant land as their own category.
- Talk to someone who covers the area: our Seri Kembangan industrial property agent page has the contacts and the factory types we handle there.

Frequently Asked Questions
What did RT Pastry buy in Seri Kembangan?
RT Pastry House Sdn Bhd, a subsidiary of RT Pastry Holdings Bhd, agreed on 29 October 2026 to buy two adjoining industrial parcels in Taman Perindustrian Putra Permai, Seri Kembangan, for RM22.00 million cash. One parcel has a single-storey detached factory with a three-storey office annex and the other is vacant industrial land. Together they cover about 5,534 sq m, or about 59,568 sq ft.
How much per sq ft of land did RT Pastry pay?
About RM369 per sq ft of land across both parcels, building included, based on RM22 million over about 59,568 sq ft. The filing does not split the price between the built and vacant parcels, so this is a blended figure. JPPH-registered detached factory deals in Petaling District had a median of RM353 psf of land over the 24 months to August 2026.
What is the difference between a PN title and an HS(D) title?
A PN (Pajakan Negeri) is a final title held on a state lease, so it runs for a fixed lease period. An HS(D) is a qualified title registered at the district land office before the final survey is done, and its tenure has to be read on the title itself. For either one, run an official land search and check the land use category, the lease balance and any restriction in interest.
What power supply does a bakery or food factory need?
It depends on the machines. FactoryHub shortlists food processing factories from at least 300 A three-phase power and 2 tonnes per square metre of floor loading, with more needed for ovens, freezers or several lines. Add up your deck ovens, mixers and chillers and confirm the supply with your own engineer before you sign.
Is the RT Pastry purchase completed?
Not yet. The company signed a conditional sale and purchase agreement on 29 October 2026, so completion depends on the conditions in that agreement being met. The same announcement confirmed RM28.78 million of banking facilities from RHB Islamic Bank Bhd to part finance the purchase.
