How you get paid

  • ✓Estate agency work in Malaysia is commission-based. There is no monthly base wage, and we would rather say that plainly than dress it up.
  • ✓Industrial deals are larger than residential ones and the commission per deal reflects that. An industrial agent working consistently is typically in the region of RM200,000 to RM300,000 a year.
  • ✓Strong years go well beyond that, and seven figures happens on the back of large mandates, but that is not the norm and we will not pitch it as one.
  • ✓What you earn tracks how consistently you prospect and how well you answer the technical questions clients actually ask. The second half is what we train you on.

Win on judgement, not on luck

  • A lucky agent stumbles onto one deal. A professional closes consistently because clients trust the answer they get.
  • We will teach you and share what we know, but the judgement has to be built by you, deal after deal.
  • We give you the data and the tools. A spec search that matches factories by power, ceiling height and floor loading, plus a live price index so you advise with real numbers instead of guesses.

One client, many deals over the years

    At least SPM, UEC or a university diploma, which is the baseline requirement to practise as an agent in Malaysia.

Frequently asked questions

Do I need a licence to apply?

No. Real Estate Negotiator (REN), PEA and REA holders are all welcome, and so are people with no licence yet. If you do not have a REN tag, we help you enrol in the NCC (Negotiator Certification Course), and once you pass, you register your REN under CID Realtors (Setia Alam) Sdn Bhd. On qualifications, you need at least SPM, UEC or a university diploma to practise as an agent in Malaysia. What matters more than the licence is whether you are willing to study the technical side properly.

I have never worked in property. Can I still do industrial?

Yes, and sometimes it is easier. You have no residential habits to unlearn. What you need is the willingness to learn how factories and land actually work: power, floor loading, ceiling height, zoning and titles. People from B2B sales, factory operations and logistics often pick this up quickly because they already understand how a business uses space.

What technical knowledge does industrial property need?

Power capacity in amps, floor loading in tonnes per square metre, ceiling height, loading bays, fire rating, plus land side knowledge like title type, zoning, conversion and plot ratio. You are not expected to know this on day one. You are expected to want to learn it, because this is exactly what separates a professional from a lucky agent.

Does it have to be full time?

Yes. Industrial clients take months to move, and the technical knowledge takes real study. Part timers cannot follow up properly or build the expertise, so we only take people who can commit full time.

How do I become a real estate negotiator in Malaysia?

Becoming a real estate agent is not complicated. With SPM, UEC or a university diploma (or an equivalent qualification), complete the NCC (Negotiator Certification Course) and register as a REN (Real Estate Negotiator), and you can practise.
