What happened
On 26 October 2026, SSF Home Group Bhd told Bursa Malaysia that its wholly owned unit SSF Sdn Bhd had entered into a conditional sale and purchase agreement with IFFCO Foods Sdn Bhd to acquire three parcels of leasehold land in Pulau Indah, Mukim Klang, Selangor. According to the Bursa Malaysia announcement, the parcels measure approximately 52,611.13 square metres in total and the total cash consideration is RM42,471,000.
The Edge Malaysia reported that the three vacant parcels cover about 13 acres and are designated for industrial use. SSF intends to build its own warehouse and distribution facilities on the site. The Malaysian Reserve quoted executive director Lok Kok Khong: "By developing our own warehouse and distribution facilities, we aim to increase our warehouse capacity and achieve long-term cost savings compared with renting."
The group said the purchase will be funded through internally generated funds and bank borrowings, and that it has obtained bank financing of up to 90% of the purchase consideration. Subject to the agreement's terms being met, completion is expected within four months, and the deal is not expected to materially affect earnings for the financial year ending 30 June 2027. The Star added that the company sees the location as a way to run its logistics more efficiently and reduce reliance on rented premises.
The numbers in context
Converting the land area: 52,611.13 square metres is about 566,300 sq ft. At RM42.47 million, that is roughly RM75 psf of land.
How does that compare with what has actually changed hands nearby? JPPH-registered transactions for Pulau Indah, Westport and PIIP show 25 industrial land deals in 24 months to August 2026, with a median price of RM14.77 million and RM79 psf of land. These are the registered records available so far, not every deal in the area. On those figures, SSF is paying close to the registered median for land in the area, for a single block that is much larger than a typical plot.
Rent is the other side of the decision. The same registered data shows a median factory rent of RM1.54 psf/month across 23 tenancies in Pulau Indah, Westport and PIIP, and RM1.38 psf/month for detached factories (10 tenancies, median monthly rent RM33,700 for about 55,140 sq ft). A company that needs a large, long-term distribution hub has to compare years of rent like that against land, construction and financing costs. SSF has made that call in favour of owning.

Why it matters for factory and warehouse occupiers in Klang
Owning versus renting near the port
Pulau Indah sits next to Westports, and many importers, distributors and manufacturers rent warehouses there to keep container haulage short. SSF's statement says the quiet part out loud: rising rents are a cost risk, and owning a purpose-built warehouse fixes much of that cost for the long term. Occupiers with a stable, growing volume and a long planning horizon may want to run the same comparison before their next renewal.
Land first, building later
SSF is buying vacant land, not a ready warehouse. That means the warehouse still has to be designed, approved and built before the group can move in. For any company following the same path, the timeline runs well beyond the land completion date: planning permission, building plan approval, construction and the Certificate of Completion and Compliance all come before occupation. Renting a ready building remains the faster option when the need is urgent.
Leasehold land needs extra checks
The parcels are leasehold. For leasehold industrial land in Selangor, buyers usually need to check the remaining lease term, any restrictions in interest on the title, and whether state consent is required for the transfer, which is a common condition in a conditional sale. Banks also look at the remaining lease when deciding how much to lend.
What it may mean for the rental market
When a large occupier moves from rented space into its own building, the space it leaves may return to the market. SSF has not said which rented premises it plans to leave or when, so it is too early to say what will be released. Tenants looking in Klang should watch for larger warehouse space coming up over the next few years as more owner-occupiers build their own.
Practical next steps
- Run the own versus rent numbers. Compare your current rent and expected increases with the land price, construction cost and loan repayment for a building of the size you need. Use registered figures, not asking prices.
- Check the land's paperwork early. Ask for the title search, category of land use, express conditions and remaining lease before you pay a deposit.
- Plan the approval time. If you buy vacant land, build planning permission and building plan approval into your schedule before you give notice on your current lease.
- Look at ready options too. If you need space within a year, a ready warehouse or factory near Westport is usually the practical route. You can browse industrial land for sale in Pulau Indah and Westport warehouses for rent, and read our Pulau Indah Industrial Park guide for access and zoning.
