Google Data Centre in Puncak Alam and Serendah: US$15b Plan Names Two Selangor Industrial Parks

Key Takeaways

  • Google said on 4 November 2026 that it will invest US$15 billion (about RM61 billion) in Malaysia in 2027 and 2028, and named two planned Selangor campuses: Eco Business Park in Puncak Alam and UMW High Value Manufacturing Park in Serendah.
  • Both are still being planned. Google has given no opening dates and no site-by-site budget, and the reports we read give no acreage or price for the Serendah site.
  • Puncak Alam is not new to the market: a Google affiliate agreed in February 2025 to buy 58.187 acres in Eco Business Park V for RM266.1 million, about RM105 psf of land by our arithmetic. Serendah is the fresher name.
  • JPPH-registered data ends in August 2026, so it cannot show any effect yet. Median industrial land stands at RM90 psf of land in Ijok and Puncak Alam, and RM37 psf of land in Serendah.
  • Plan first for the practical effects: lease renewals during the 2027 and 2028 construction phase, competition for mechanical and electrical staff, and confirmed TNB capacity.

What Happened

Alphabet and Google president Ruth Porat announced the additional US$15 billion at the Mantap Malaysia Bersama AI event at Universiti Malaya on 4 November, with Prime Minister Datuk Seri Anwar Ibrahim present. The money covers the expansion of Google's campus at Elmina Business Park in Selangor and new planned campuses in Selangor and Negeri Sembilan, with construction scheduled for 2027 and 2028.

The same day, Google Asia Pacific Global Infrastructure principal Ken Siah told Media Selangor that the two Selangor campuses are still being planned, with locations targeted at Eco Business Park in Puncak Alam, Kuala Selangor, and the UMW High Value Manufacturing Park in Serendah, Hulu Selangor. SoyaCincau lists the third new site as Springhill Industrial Park in Port Dickson, Negeri Sembilan.

Elmina Business Park in Sungai Buloh is already running. Construction began in October 2024 and the campus started operating on 19 October 2026, about two years later. Siah said Elmina, Puncak Alam and Serendah would together form a "strategic triangle", so services can move to another site if one goes out of service.

What Google projects Figure
Investment in 2027 and 2028 US$15 billion (about RM61 billion)
Contribution to GDP during construction US$1.1 billion a year on average
Local jobs supported during construction More than 37,000 a year, including 6,000 in construction
Long-term local jobs once running More than 9,000, with average pay 45% above the median wage
Clean energy added to the grid More than 1GW, with TNB

These are Google's own projections of the economic effect, not a hiring commitment at either park.

Two Parks, Two Different Stories

Puncak Alam: Eco Business Park V

EcoWorld's industrial park in Puncak Alam is Eco Business Park V. The market has known about Google here since February 2025, when EcoWorld told Bursa Malaysia that one subsidiary would sell 58.187 acres to Pearl Computing Malaysia Sdn Bhd, a Google affiliate, for RM266.1 million, and another would build and lease data centres on 92.44 acres in the same park. That lease has an initial term of 20 years, with total rent estimated at up to RM4.8 billion, and the project was scheduled for completion in 2027. Google has not said this week whether its planned campus sits on exactly those plots, although those are the Google deals in the park that we found on record.

The land price works out to about RM105 psf of land, which is our own arithmetic from the reported price and acreage.

Developer land is the tighter constraint. The Star reported in July 2025, citing CGS International Research, that only 39 acres of undeveloped land remained in the park, and it described the land sold to Google as leasehold. That figure is now 16 months old, so ask EcoWorld what remains. For most smaller buyers, this points to resale units rather than new lots.

Serendah: UMW High Value Manufacturing Park

Serendah is the newer name: we found no earlier public report naming this park as a Google site. UMW's plan, as The Edge reported in 2018, was to turn an 861-acre land bank into a hub for high-value manufacturers, with roughly 60% meant for industrial use. The park houses UMW Aerospace's Rolls-Royce fan case plant, and NovaAir opened an air separation unit there in October 2026. For local background, see Jason Low's area guide to factories and industrial land in Serendah.

What the Registered Numbers Say

These figures come from JPPH-registered deals for Ijok and Puncak Alam and Serendah. Medians and terms cover the 24 months to August 2026, and every sale psf is per sq ft of land.

Measure Ijok and Puncak Alam Serendah
Deals recorded, 12 months to August 2026 22, worth RM126.39 million 145, worth RM512.19 million
Industrial land, median RM6.22 million, RM90 psf of land RM2.47 million, RM37 psf of land
Semi-detached factory, median RM3.3 million, RM225 psf of land RM3.16 million, RM213 psf of land
Detached factory, median RM7.5 million, RM192 psf of land RM8.65 million, RM166 psf of land
Factory rent, median RM1.52 psf a month RM0.95 psf a month
Typical tenancy term 24 months 21 months

Three points before anyone reads too much into this table:

  • Nothing here reflects this week's news, because the data stops in August 2026.
  • Google's RM105 psf for a 58-acre block sits above the RM90 psf median, but it is one strategic purchase of a very large parcel. It is not a benchmark for a small lot.
  • Serendah was calm before the announcement. Like-for-like industrial land rose 3% and terrace factories 4% over the last 12 months against the 12 before. Much of the activity is in small units: Bukit Beruntung alone recorded 132 deals in 24 months, and the median terrace factory in the area sold for RM245,000. A data centre in the UMW park does not automatically lift a terrace unit in an older estate.

What It Means for Owners, Tenants and Buyers

Factory owners

Treat a higher asking price nearby as a claim to test. If someone quotes a "Google premium", ask for registered deals in the same estate and of the same factory type.

Owners of large parcels should note what Google says it looks for. Siah said Elmina suited the company because of its dedicated industrial zoning, its distance from homes and its existing sustainable infrastructure, and that site checks always look at the effect on the local grid. Title, zoning and power access are the papers to have ready.

Tenants

Typical registered terms are 24 months in Ijok and Puncak Alam and 21 months in Serendah, so a lease signed now would come up for renewal around the 2027 and 2028 construction phase. Negotiate a renewal option and a rent formula now rather than at expiry.

Check your staffing too. SoyaCincau reports that the long-term roles range from mechanical and electrical engineers to facilities and security staff, with average pay projected 45% above the median wage. We have no data yet showing any effect on local wages, but a maintenance team living in these towns is worth reviewing before the hiring starts.

Buyers

Read the tenure on every title, starting with Eco Business Park V, where the land sold to Google was reported as leasehold.

On power, Anwar said Google will pay fully for its electricity and for the direct cost of connecting to the grid. That settles who pays for Google's connection. It does not tell you how much spare capacity exists on your street, so get TNB's answer in writing before you pay a deposit. If you need heavy power, start with our guide to high-power factories in Selangor.

On water, Siah said Google chose water cooling after assessments found Selangor and Negeri Sembilan were not at risk of water scarcity, and that it will publish annual water use for each location once running. The RM651 million reservoir and treatment plant is in Negeri Sembilan; the Selangor commitments are river basin projects in Sungai Buloh and Sungai Selangor, plus storage tanks at four schools. A wet-process plant should still ask Air Selangor about its own supply.

Suppliers and contractors

Google says it works with more than 80 Malaysian entities in civil engineering, power systems, network infrastructure and logistics, and Siah also named security and waste management. Win the work first, then commit to premises near the sites, ideally on a term that matches the contract. Google also plans Data Centre Institutes at selected polytechnics in Selangor and Negeri Sembilan from 2027, with a 10-week course.

Practical Next Steps

  1. Write down your lease expiry date and compare it with 2027 and 2028.
  2. Pull registered comparables before reacting to any new asking price.
  3. Ask TNB in writing about capacity for the load you need before you sign.
  4. Check the title: freehold or leasehold, years left, consent to transfer and zoning.
  5. Watch for acreage, planning notices or Bursa filings on the Serendah site, none of which we have seen reported yet.

Frequently Asked Questions

Where will Google's new data centres in Selangor be?

Google is targeting Eco Business Park in Puncak Alam and UMW High Value Manufacturing Park in Serendah, and both are still being planned. They would join its operating campus at Elmina Business Park in Sungai Buloh. The third new site is Springhill Industrial Park in Port Dickson, Negeri Sembilan.

When will the Puncak Alam and Serendah data centres open?

Google has not given opening dates. It says construction is scheduled for 2027 and 2028. Elmina took about two years from the start of construction to operation, and EcoWorld said in 2025 that its build-and-lease project in Eco Business Park V was due in 2027, but neither is an official date for the new campuses.

Will factory prices in Puncak Alam and Serendah rise because of Google?

Registered data cannot answer that yet, because the latest JPPH figures end in August 2026. Before the announcement, like-for-like industrial land in Serendah had risen 3% over 12 months. Compare any asking price with registered deals for the same estate and factory type before accepting a premium.

Will Google's data centres affect electricity for nearby factories?

The Prime Minister said Google will pay fully for its electricity and direct grid connection costs, and Google plans to add more than 1GW of clean energy to the grid. None of the reports we read state the spare capacity around Puncak Alam or Serendah. A factory planning a bigger load should ask TNB directly and get the answer in writing.
