Seksyen 26 Shah Alam is the industrial section most people know as the HICOM Industrial Estate: a freehold factory area on both sides of KESAS, between Subang Jaya to the east and Shah Alam's Seksyen 25, 27 and 33, built around Proton's original car plant. The stock is mainly semi-detached factories and large detached plants. In the 24 months to July 2026, JPPH-recorded sales had a median of RM4.9 million, and registered rents across the HICOM mukim had a median of RM2.10 psf a month.

Where is Seksyen 26 Shah Alam? Boundaries and main roads

Seksyen 26 sits in the south-east of Shah Alam, where the city meets Subang Jaya. On current maps its neighbours are Seksyen 22 and Subang Hi-Tech to the north, USJ 16 to the east, Seksyen 27 to the south-east, Seksyen 33 to the south and Seksyen 25 (Taman Sri Muda) to the west.

Two boundary points matter in practice:

  1. The east side borders Subang Jaya. USJ 16 and Subang Hi-Tech fall under Majlis Bandaraya Subang Jaya (MBSJ), not MBSA. A factory a few hundred metres apart can therefore deal with a different council for licences, building plans and assessment.
  2. The title says Pekan HICOM, not "Seksyen 26". JPPH files Seksyen 26, 27 and 28 under the mukim of Pekan HICOM. Seksyen 22 and some nearby schemes are filed under a different mukim, Pekan Baru HICOM. Lion Industrial Park, for example, appears under Pekan Baru HICOM in JPPH records, so confirm the section from the title when a unit there is described as Seksyen 26.

HICOM Industrial Estate history and the automotive cluster

The estate takes its name from HICOM, the Heavy Industries Corporation of Malaysia. The Cabinet approved HICOM in June 1980 and it was incorporated on 27 November 1980, and in May 1983 HICOM took 70% of the joint venture that became Proton, according to Proton's corporate milestones.

Proton's Shah Alam plant, in the north of Seksyen 26, was the anchor. It began operating in 1985, spread over 83.48 hectares with an investment of about RM370 million, and produced more than 4 million vehicles. It also held the country's first automotive R&D centre and a semi high-speed test track. The last Saga rolled off the line on 30 September 2025 and the final 1,400 manufacturing staff moved to Tanjong Malim, Proton said in October 2025.

The plant is owned by DRB-HICOM, which holds 50.1% of Proton, Bernama reported. When the Geely deal was announced in 2017, DRB-HICOM's chief said the Shah Alam land would be transferred to DRB-HICOM "at a fair price" and that the group would "have an opportunity to develop the 250 acres", The Edge reported. Proton's 2025 release did not say what the site will become, so follow DRB-HICOM's Bursa Malaysia announcements if you own or plan to buy nearby.

The car plant pulled in suppliers. Automotive parts maker PHN Industry, for example, lists its plant at Jalan 26/6, Kawasan Perindustrian HICOM Seksyen 26. Newer stock followed: in 2010 Mah Sing bought about 19.18 acres of freehold industrial land in the Hicom industrial estate for RM45.5 million (about RM54.45 psf) to build iParc 2 @Shah Alam, a semi-detached factory scheme with an estimated GDV of RM143 million, The Edge reported.

What the Proton closure means for buyers and tenants

Suppliers that existed to feed the Shah Alam line have followed Proton north or found other customers, so expect some older supplier plants to come up for sale or lease. Around 250 acres in the middle of an established estate is also rare in the Klang Valley: whatever DRB-HICOM decides will change traffic, services and nearby values.

Estates and building types inside Seksyen 26

JPPH records show three kinds of stock in Seksyen 26:

  • Large detached plants on lots of about 1 to 4 acres along the main persiaran, suited to medium and heavy manufacturing, with big yards and room for their own substation.
  • Semi-detached factory rows on lots of roughly 7,900 to 10,100 sq ft, including newer schemes such as iParc 2. These are the most traded units, used for light manufacturing, assembly and distribution with an office in front.
  • A few terraces on lots of about 3,900 sq ft. For a small unit, Seksyen 27 next door has far more.

A small commercial and residential pocket sits on the eastern edge, close to Subang Jaya.

Three readings of the numbers:

  • Land value has risen. In 2021 and 2022, 11 Seksyen 26 semi-D sales had a median of RM5.5 million on larger lots (median 10,075 sq ft), or about RM543 psf of land. The recent median of about RM616 psf of land is roughly 13% higher, even though the median price fell because recent lots were smaller.
  • Use land psf as a cross-check. JPPH floor areas for multi-storey factories are not always recorded the same way, so the floor-area psf can swing. Price per square foot of land is the steadier yardstick for semi-Ds here.
  • Seksyen 26 sits near the top of Shah Alam. Its RM931 psf median is above the citywide RM637 psf and close to Temasya in U1, while Seksyen 27 terraces next door trade much lower.

Registered tenancies in Seksyen 26 alone are too few for a reliable figure, so the table uses the Pekan HICOM mukim (Seksyen 26, 27 and 28), against Shah Alam as a whole. Period: August 2024 to July 2026.

Detached plants rent for less per square foot than semi-Ds, as across Shah Alam (RM1.55 psf citywide). On deposits, landlords usually ask for 2 months' rent as a security deposit, 1 month as a utility deposit and 1 month's rent in advance, and more from heavy power or water users, new companies, or tenants with heavy machinery. Access: KESAS, Federal Highway and the port

  • KESAS is the main artery. The HICOM interchange is inside Seksyen 26, and the expressway runs east to Subang Jaya, Puchong and Sri Petaling and west towards Klang and the Port Klang end at Pandamaran.
  • Federal Highway is about 4 km north, reached through Seksyen 22 and Subang Hi-Tech, for Batu Tiga, Glenmarie, Petaling Jaya and Kuala Lumpur.
  • Port runs: a Port Klang belt site will always be closer to the wharves, but Seksyen 26 wins when you need both a direct KESAS run to the port and a short trip to customers in Subang, Petaling Jaya and Puchong.
  • Staff: there is no rail station in the section, so most workers need their own transport or a company bus.

Who Seksyen 26 suits

Seksyen 26 fits medium manufacturing and metal work that needs a large freehold plant, heavy power and lorry space; automotive and engineering suppliers serving Shah Alam, Subang and Klang; and distributors that want a semi-D with office and warehouse under one roof and KESAS at the gate (also compare warehouses for rent in Shah Alam). It fits less well if you need a very small unit (try Seksyen 27), rail access (Glenmarie) or the lowest price per square foot (Bukit Kemuning in Seksyen 34 traded at a RM363 psf median).

Checklist before you buy or rent in Seksyen 26

  • Title: mukim Pekan HICOM, category of land use industrial, tenure, and any express condition limiting the use.
  • Council and zoning: check the lot on SISMAPS, PLANMalaysia Selangor's planning map, and on the eastern edge confirm whether the lot is under MBSA or MBSJ.
  • Approvals: ask for the approved building plan and the CCC or CF. Older plants often have extensions that were never approved.
  • Power: get the TNB supply rating or a recent bill and check whether the site has its own substation. Work out your load first with the factory power calculator.
  • Floor and height: floor loading from the structural drawings, and the clear height measured on site.
  • Multiple titles: large plants can sit on several titles; make sure the yard and car park are in the deal.
  • Environment and fire: for emissions, effluent or scheduled waste, check with the Department of Environment and MBSA before you sign, and ask Bomba whether the building needs a fire certificate.
  • Price check: compare the asking price with the JPPH medians above, on both floor-area and land psf.
