How to Find a Factory by Technical Specs in Malaysia: Power, Ceiling Height, Floor Loading & Land Area

Price-and-location filters cannot find a 1500A, 40ft, 3-tonne factory. Here are the four specs that decide fit, and how to search by them in Malaysia.

Most factory searches fail for one reason: the requirement is technical, but the search tools are not. If you need a factory in Selangor with at least 3 acres of land, 1500 amp power, 40 ft ceiling height and 3 tonne/m² floor loading, a price-and-location filter will never get you there, and many agents will quote you whatever they have rather than what you asked for. This guide explains the four specifications that actually decide whether a factory fits your operation, and how to search for them properly in Malaysia.

Why technical specs decide the deal

A factory either supports your machinery, your power load and your logistics, or it does not. Square feet and price tell you almost nothing about that. The four specs below are what separate a unit you can move into from one you will spend RM1 million retrofitting, or one TNB cannot even power.

1. Power supply (TNB amperage)

Malaysian industrial power is 415V three-phase, and the number that matters is the amperage. Light assembly might run on 100–300A; CNC, injection moulding, cold rooms and heavy machinery often need 1000A, 1500A, 2000A or more. Upgrading TNB supply after you move in can take months and cost a lot, so the existing (or approved) amperage is a hard filter, not a nice-to-have. Always confirm the current approved load and whether an upgrade application is already in place.

Long-tail buyers search exactly this way: 1500 amp factory for sale Selangor, high power factory Shah Alam, factory with 2000A TNB supply.

2. Ceiling / eaves height

Ceiling height decides whether your overhead crane, racking or mezzanine fits. 40 ft is roughly 12.2 m at the eaves, the range high-bay warehousing and crane-served fabrication need. A standard terrace factory at 20–24 ft simply cannot take a gantry crane or high-bay racking. Measure to the lowest eaves/truss, not the ridge.

3. Floor loading

Floor loading is how much weight the slab carries per square metre. 3 tonne/m² is about 29.4 kN/m², the grade heavy machinery, racked goods and forklift traffic demand. A slab built for light use (1–1.5 tonne/m²) will crack under that. This single number quietly rules out a large share of older stock, and it is rarely listed, so it must be asked for.

4. Land and built-up area

Land area sets your yard, container access and expansion room. 3 acres is about 130,680 sqft (1 acre = 43,560 sqft). Detached factories on 3+ acres in the Klang Valley suit manufacturers needing trailer turning circles, open yard storage and room for a second phase. Match built-up to your production floor and land to your logistics.

How to search by these specs (instead of chasing agents)

On FactoryHub you can filter industrial listings by the specs that matter, built-up and land area, power, ceiling height, floor loading and tenure, rather than only price and location. Start from the relevant location and property type:

  • Detached factories for sale in Selangor
  • Heavy industrial factories in high-power belts like Shah Alam, Klang and Rawang
  • Industrial land for sale in Selangor for 3-acre-plus plots

For a hard brief that the open listings do not cover, one dedicated FactoryHub contact takes the full specification and co-brokes it across the whole market on your behalf, then reverts only with units that actually meet the power, height and loading you specified, usually within hours, at most 48 hours.

Key Takeaways

  • Power (amperage), ceiling height, floor loading and land area decide fit far more than price per sqft.
  • 3 acres ≈ 130,680 sqft; 40 ft ≈ 12.2 m; 3 tonne/m² ≈ 29.4 kN/m².
  • Confirm the approved TNB load and floor loading in writing, they are the most commonly mis-stated specs.
  • Search by specification, not just location, and let a single contact co-broke the hard briefs.

Frequently Asked Questions

How much power does a heavy factory need in Malaysia?
It depends on the machinery, but heavy users commonly need 1000A to 2000A or more of 415V three-phase TNB supply. Always confirm the current approved load, because upgrading after move-in can take months.

What is 3 tonne per square metre floor loading in kN?
About 29.4 kN/m². It is the floor grade heavy machinery, high racking and forklift traffic typically need, well above a standard light-duty slab of 1 to 1.5 tonne/m².

How many square feet is 3 acres of industrial land?
About 130,680 sqft, since one acre is 43,560 sqft. Detached factories and industrial land of 3 acres or more suit manufacturers needing yard space, trailer access and expansion room.

Can I search factories by ceiling height and power on FactoryHub?
Yes. You can shortlist by built-up and land area, power, ceiling height, floor loading and tenure. For requirements that the live listings do not cover, our team co-brokes the brief across the market and reverts with matched units.

Which areas in Selangor have high-power, high-spec factories?
Shah Alam, Klang, Port Klang, Rawang, Sungai Buloh and the Kapar–Meru belt carry most of the detached, high-amperage, crane-served stock, alongside newer industrial parks across the Klang Valley.
