Linergy Eyes Phase 3 Five Times Bigger Than Its 36.4ha Serendah Battery Plant: What It Means for Industrial Land

Key Takeaways

  • Lithium-ion battery maker Linergy Power Sdn Bhd says Phase 1 and Phase 2 of its plant sit on a 36.4ha site in Serendah, Hulu Selangor, and it is now looking for a Phase 3 site that could be five times larger.
  • Phase 1 started mass production earlier this year with nearly US$500 million (about RM2 billion) invested; Phase 2 is under construction and expected to operate in early 2027; Phase 3 carries an estimated initial investment of US$1.5 billion.
  • Headcount is set to grow from about 2,000 to 4,000 by mid 2027, and Phase 3 alone could need about 8,000 workers.
  • The company says it prefers to stay in Selangor but has not decided on a site, which makes this a live signal for large industrial land, supplier factories and worker housing in the northern corridor.
  • JPPH-registered deals show Serendah industrial land at a median of RM35 psf of land over 24 months, with like-for-like land prices up 18% across 4 parks.

What happened

On 17 October 2026, Media Selangor reported that Linergy Power Sdn Bhd is looking for land for a third phase of its battery manufacturing operation. General manager Shelwin Xu told the state news agency at the Selangor International Business Summit (SIBS) in Kuala Lumpur that the company chose Selangor for its Malaysian base because of the state's economy and GDP growth.

The figures he gave are large for any single manufacturer in the Klang Valley:

Item What Linergy said
Phases 1 and 2 site 36.4ha in Serendah
Phase 1 Mass production began earlier in 2026, nearly US$500 million (about RM2 billion) invested
Phase 2 Under construction, expected to start operating in early 2027, potential investment of US$500 million
Phase 3 Site could be five times larger than Phases 1 and 2, estimated initial investment of US$1.5 billion
Workforce About 2,000 today, rising to 4,000 by mid 2027; Phase 3 could need about 8,000
Revenue target About US$5 billion a year within three to five years

Xu said the company would prefer to stay in Selangor for Phase 3, but no site has been decided. Linergy makes lithium-ion battery solutions for drones, residential energy storage, power tools and AI data centres, where its batteries can support power management such as load smoothing. The company is recruiting fresh graduates and young talent, including for management roles, and is working to strengthen its local supply chain. It also took part in the Selangor Investment and Industrial Park Expo (SPARK), held from 14 to 17 October.

Who owns Linergy

Linergy is not a small start-up any more. In May 2026, The Edge Malaysia reported that Japan's TDK Corp would acquire Linergy Power for US$241.1 million through its Singapore unit, Amperex Technology (Singapore) Pte Ltd, with the share transfer scheduled for 15 June. The report said Linergy was established on 19 December 2024 and, according to the Companies Commission of Malaysia, was wholly owned by China-based Ampace Technology Ltd at the time. It also reported consolidated net assets of US$217.31 million as at end March 2026, and a net loss of US$22.67 million for the year ended 31 March 2026, when the plant was still ramping up.

Why it matters for factory owners, tenants and buyers

1. A large land requirement is in play

Linergy did not give a land figure for Phase 3, only that the site could be five times larger than Phases 1 and 2. If that refers to land area, it would point to something in the region of 180ha. Sites of that size are rare in the Klang Valley, and they usually come from master planned parks or plantation land being converted. Whether Linergy stays in Hulu Selangor or moves elsewhere in the state, a requirement of this scale tends to firm up asking prices for large industrial parcels nearby, because landowners know a buyer of this size is looking.

2. Supplier and service demand follows big plants

A battery plant that wants to localise its supply chain needs packaging, precision parts, chemicals handling, maintenance, logistics and waste services close by. Those suppliers usually look for semi-detached and detached factories of 10,000 to 50,000 sq ft rather than raw land, and they want to be within a short drive of the anchor plant. That is the type of space that tends to tighten first in Serendah, Rawang, Bukit Beruntung and Kundang when an anchor grows.

3. Labour will be the pinch point

Going from about 2,000 to 4,000 workers by mid 2027, and possibly about 8,000 more for Phase 3, is a big call on the local labour pool. Smaller factories in the same corridor may face higher wages and staff turnover as a large employer recruits. Factory owners who rely on local workers should plan for this in 2027 budgets, and those choosing a location should look at access to housing and public transport, not only land price.

4. Power and utilities

Battery cell and pack production is power hungry. A plant of this scale will draw heavily on TNB capacity in the area. For other manufacturers looking at the same corridor, this is a reason to confirm available supply and substation plans before signing, rather than assuming headroom exists. Our high-power factory guide for Selangor explains what to check.

What the registered numbers say about Serendah

JPPH-registered transactions for Serendah, latest month July 2026, give a factual base for anyone pricing the area (every sale psf below is per sq ft of land):

  • 12 months to July 2026: 153 industrial deals recorded, total RM512.24 million.
  • Industrial land: 69 deals in 24 months, median price RM2.52 million, RM35 psf of land.
  • Semi-detached factory: 29 deals in 24 months, median price RM3.16 million, RM201 psf of land, median land 10,506 sq ft.
  • Detached factory: 8 deals in 24 months, median price RM7.75 million, RM139 psf of land, median land 52,369 sq ft.
  • Like-for-like industrial land price change, last 12 months vs the 12 before: +18% across 4 parks.
  • Registered factory tenancies over 24 months: 28, median rent RM0.95 psf/month.

These are the registered records available so far, not every unit sold or rented. They show that land in Serendah has already been rising on a like-for-like basis before any Phase 3 decision.

Practical next steps

If you own land or a factory in Serendah, Rawang or Bukit Beruntung: check your title, zoning and express conditions now. Buyers looking to supply a growing anchor move quickly, and a clean title with industrial use already approved is worth more than one that still needs conversion.

If you are a supplier thinking of moving closer: shortlist semi-detached and detached factories in the northern corridor early, and confirm power supply, floor loading and ceiling height in writing. Our Rawang factory listings cover the Rawang Integrated, Sungai Choh and Serendah belt.

If you are an EV, battery or energy storage business: read our EV and battery factory guide for the specs that matter, from power to floor loading and fire safety.

If you are budgeting for 2027: factor in wage pressure and longer hiring times if you operate near Serendah, and do not assume today's rents will hold when leases come up for renewal.

How much is Linergy investing?

Nearly US$500 million (about RM2 billion) in Phase 1, a potential US$500 million in Phase 2, and an estimated initial US$1.5 billion for Phase 3, according to the company.

Who owns Linergy Power?

The Edge Malaysia reported in May 2026 that TDK Corp would acquire Linergy Power for US$241.1 million through Amperex Technology (Singapore) Pte Ltd, with the share transfer scheduled for 15 June.

What does this mean for industrial land prices in Serendah?

No one can say how a single deal will move prices. Registered data shows Serendah industrial land at a median of RM35 psf of land over 24 months, and like-for-like land prices up 18% across 4 parks in the last 12 months.

Is it a good time to buy a factory near Serendah?

It depends on your use, power needs and holding period. Compare registered prices, check power supply and zoning, and talk to someone who works the area before committing.

Bottom line

Linergy's plan to grow from one 36.4ha site to a possible Phase 3 five times larger is one of the clearest demand signals for industrial land and supplier factories in Selangor's northern corridor this year. The site decision is still open, so owners and buyers should prepare their documents and numbers now rather than react later.
