Rawang Perdana Industrial Area: Location, Council, Factory Prices and MPS Licence
Where Rawang Perdana Industrial Park is, which council runs it, what Rawang factories sell and rent for in JPPH records, and what MPS asks for before it licenses a factory.
Key Takeaways
- Rawang Perdana Industrial Park (Kawasan Perindustrian Rawang Perdana) is an established industrial estate in Rawang, postcode 48000, run by Majlis Perbandaran Selayang (MPS) in Gombak district. The Selangor State Assembly lists it as the second of 44 MPS industrial areas.
- Figures MPS gave the State Assembly put the Rawang Perdana industrial area at 91.70 acres. Addresses in the estate include Jalan SMS 1 to 3 (Seksyen 19), Jalan RP3 and Jalan Rawang Perdana.
- There is no separate price index for the park. JPPH-registered transactions for Rawang and Kundang show semi-detached factories at a median RM4.3 million (RM380 psf of land) and detached factories at a median RM6.92 million (RM237 psf of land) over 24 months.
- A business in the estate needs an MPS premises licence. The MPS checklist asks for company papers, floor and location plans, the tenancy or title, a fire extinguisher receipt, the latest assessment bill and the building's CCC or MPS confirmation.
- Check the title, the approved building plans and any extensions before you sign: MPS runs its own temporary permit form for unauthorised factory (KTK) buildings.
Where is Kawasan Perindustrian Rawang Perdana?
Rawang Perdana sits in Rawang, Mukim Rawang, in the Gombak district of Selangor. It shares its name with the Rawang Perdana housing area, which Wikipedia's Rawang entry lists among the town's neighbourhoods. The same page records that industrial zones at Sungai Dua and Rawang Perdana were set up as Rawang diversified in the late 1980s and 1990s, during the Fifth Malaysia Plan industrialisation drive. So this is an older, built-out estate, not a new launch.
Company addresses give a practical picture of the street layout. A sportswear firm lists its office at No. 30, Jalan SMS 2, Seksyen 19, Kawasan Perindustrian Rawang Perdana, 48000 Rawang, and an exporter in the MATRADE green technology directory gives Lot 24, Jalan RP3, Rawang Perdana Industrial Estate. When you search a listing or a land search result, expect to see Jalan SMS, Jalan RP or Jalan Rawang Perdana in the address.
How big is it and who manages it?
In a written answer to the Selangor State Assembly in November 2018, the state listed "Industri Rawang Perdana" under MPS at 91.70 acres, using data from the local councils. An earlier written answer in 2016 listed industrial areas council by council, and Rawang Perdana Industrial Park appears second in the MPS list, after Kawasan Perusahaan Dadimur.
MPS covers 545.6 sq km across three mukim, Rawang, Batu and Setapak, according to its administrative area page. Its headquarters is Menara MPS, Persiaran 3, Bandar Baru Selayang, and the general line is 03-6126 5800. MPS is still a municipal council: its own vision statement targets city status by 2030.
How do you get there: highways and rail
Rawang is reached from the North-South Expressway (E1) at the Rawang Interchange, while the Rawang South Interchange connects to the Guthrie Corridor Expressway (E35) towards Shah Alam and the Kuala Lumpur to Kuala Selangor Expressway (E25), as the Wikipedia Rawang entry describes. Federal Route 1 runs through Rawang town, and Rawang KTM station is served by the Port Klang Line on KTM Komuter and by KTM ETS trains.
For a factory, that matters in two ways. Lorries heading south to Shah Alam and Port Klang can use the E35 rather than going through Kuala Lumpur, and workers without transport can use the Komuter line. Before you commit, drive the route a 40 ft trailer would take from the gate to the highway and check the turns and the road width.
What do factories in the Rawang area sell and rent for?
FactoryHub's figures come from JPPH-registered transfers and tenancies aggregated for Rawang and Kundang, with the latest month August 2026. They cover the wider area, not Rawang Perdana alone, and they are the registered records available so far, not every unit sold or rented. Every sale psf below is per sq ft of land.
| Type (Rawang and Kundang, 24 months) | Deals recorded | Median price | Typical range | Median per sq ft of land |
|---|---|---|---|---|
| Terrace factory | 38 | RM670,000 | RM600,000 to RM938,000 | RM328 psf of land |
| Semi-detached factory | 129 | RM4.3 million | RM3.71 million to RM6.2 million | RM380 psf of land |
| Detached factory | 16 | RM6.92 million | RM5.49 million to RM15.15 million | RM237 psf of land |
| Warehouse | 6 | RM5.61 million | RM4.56 million to RM7.26 million | RM147 psf of land |
| Industrial land | 116 | RM2.6 million | RM1.16 million to RM4.94 million | RM57 psf of land |
Registered factory tenancies over the same 24 months numbered 25, at a median rent of RM1.39 psf a month (typical RM0.91 to RM2.22 psf) on a typical 24 month term. Terrace factories rented at RM1.06 psf a month, a median RM2,600 a month for about 2,400 sq ft. In the 12 months to August 2026, the registered data recorded 135 industrial deals worth RM554.9 million in Rawang and Kundang. The full breakdown is on the Rawang and Kundang transaction prices and rents page.
One named deal shows the scale of the larger lots: Hsing Yeat Sdn Bhd bought a 4 acre detached factory in Taman Rawang Perdana from Betterfill Sdn Bhd for RM18,450,000 in November 2013, one of the selected deals handled by Peter Tan and Jason Low. It is an old price, useful for lot size, not as today's value.
Which licence do you need from MPS?
Any business operating from a factory in Rawang Perdana needs a premises licence (lesen premis perniagaan) from the MPS Licensing Department. The MPS checklist for a premises and signboard licence asks for:
- Company papers: for a Sdn Bhd, Form 9, the M&A, Form 24 and Form 49; for an enterprise or PLT, Form D, the business information showing the premises address and the current owners.
- One copy of the floor plan and one of the location plan.
- The tenancy agreement or the land title.
- A copy of the applicant's identity card or passport.
- A coloured visual of the signboard approved by Dewan Bahasa dan Pustaka and a photo of where it will hang, or a letter explaining why no signboard is needed.
- The fire extinguisher receipt, plus a photo of the extinguisher hung 1 metre above the floor.
- A copy of the assessment tax (cukai pintu) bill or confirmation from the MPS valuation department.
- Photos of the rubbish bin and the first aid box.
- A copy of the Certificate of Completion and Compliance, or confirmation from the MPS Building Department.
- An authorisation letter if an agent submits for you.
Food processing and packing factories add typhoid injections and food handling course certificates for the owner and helpers, a pest control appointment, MOH FoSIM registration and a photo of the installed grease trap. The Licensing Department lines on the checklist are 03-6126 5941, 5942 and 5943.
What changes for a factory compared with a shop?
The checklist's item on the CCC is where factory deals often stall. Many older estates have units with mezzanines, rear extensions or roofed yards added later. If the extension is not on the approved plan, MPS may not confirm the building, and the licence waits.
What about unauthorised extensions and KTK?
Selangor's programme for unauthorised factories (Kilang Tanpa Kebenaran, KTK) lets owners regularise buildings under a temporary permit. MPS publishes its own temporary building permit application form for KTK premises, updated 17 July 2025. It separates Zone 1 (inside an industrial zone) from Zone 2 (outside), and asks among other things for:
- An application letter from the Principal Submitting Person, a registered architect, draughtsman or engineer.
- The KTK certificate from the MPS Town Planning Department.
- A filled-in fee schedule that includes the penalty of five times the fee.
- The title, sale agreement and any valid tenancy agreement.
- The latest assessment bill and receipt, and the current premises licence or temporary licence.
- Bomba comments or approval where applicable (exempt for Zone 2), and for Zone 2 a special permit from the Gombak District and Land Office.
If you are buying or renting a unit with additions, ask the owner whether the building has a KTK certificate or a permit, and read our KTK guide for the state deadlines.
What should a buyer or tenant check before signing?
| Check | Where to get it | Why it matters in Rawang Perdana |
|---|---|---|
| Title type, tenure and express condition | Land search at the Gombak District and Land Office | Confirms freehold or leasehold, the remaining lease and that the express condition allows industry |
| Approved building plan and CCC | MPS Building Department | MPS asks for it before issuing the premises licence |
| Assessment tax status | MPS valuation department | A copy of the bill goes with the licence application |
| Power supply | TNB account and switchboard | Confirms the amps the unit really has before you plan machines |
| Floor loading and ceiling height | Plans or an engineer's letter | Matters for racking, cranes and heavy machines |

How does Rawang Perdana compare with other Rawang estates?
The MPS list puts Rawang Perdana beside the Rawang Integrated Industrial Park, Kundang and the PKNS parks at Batu 16 and Batu 20. Size is the clearest difference: in the same 2018 State Assembly table, Rawang Integrated is listed at 592.30 acres, Kundang Jaya at 300.2 acres, PKNS Batu 16 at 60.61 acres and Rawang Perdana at 91.70 acres. A smaller, established estate suits a buyer who wants a ready building among existing factories, while the larger parks have more choice of lot sizes.
