Taman Perindustrian OUG, Kuala Lumpur: Location, Zoning, DBKL Rules and Factory Prices
Taman Perindustrian OUG is a 58200 Kuala Lumpur factory estate that the KL Local Plan 2040 keeps as industrial land. Here is where it is, what the zone allows, DBKL's licence and tax rules, and registered prices.
Key Takeaways
- Taman Perindustrian OUG is a small factory estate in Kuala Lumpur, postcode 58200, on the numbered /152 roads off Jalan Puchong, close to Jalan Klang Lama (Old Klang Road). You will also see it called Taman Industri OUG, Kawasan Perusahaan OUG and OUG Industrial Area.
- It is in Kuala Lumpur, not Selangor, even though many addresses say "Jalan Puchong". DBKL handles the premises licence, assessment tax and planning. The Federal Territory land office (PPTGWP) handles quit rent.
- The Kuala Lumpur Local Plan 2040 keeps it as industrial land. It is one of 13 retained Land Use Zone of Industry (IP) areas, at 5.84 hectares, with a basic plot ratio of up to 1:4 and offices and promotional space capped at 20% of floor area.
- Registered prices: JPPH-registered data records 13 deals in 24 months at Taman Industri OUG, mainly terrace factories, at a median of RM2.25 million (RM934 psf of land). Kuala Lumpur terrace factories rent at a median of RM2.56 psf/month.
- Check before you commit: the title, the approved plans, fire safety and flood history. DBKL can refuse a premises licence over unapproved additions or failed fire safety requirements.
People search for Taman Perindustrian OUG to find out where it is, whether a unit there suits their business and what it costs. Most results are listings and map pins. This guide answers those questions from DBKL's own plan and rules and from registered deals, so you can judge a unit before you view it.
Where Is Taman Perindustrian OUG?
Taman Perindustrian OUG is in south-western Kuala Lumpur, in the same part of the city as the Taman OUG township in the Seputeh constituency. Its factories line the numbered /152 roads. The inset map in the Kuala Lumpur Local Plan 2040 labels Jalan 7/152, Jalan 10/152 and Jalan 12/152, and business addresses also use Jalan 9/152, such as a book publisher at No. 15 and the Malaysia office of a tools and hardware supplier at No. 51.
A typical address reads: Jalan 9/152, Taman Perindustrian OUG, Batu 6 1/2, Jalan Puchong, 58200 Kuala Lumpur.
The names you will see
| Name | Where it appears |
|---|---|
| Taman Perindustrian OUG | Business addresses and maps |
| Taman Industri OUG | JPPH-registered transfers |
| OUG Industrial Area | Kuala Lumpur Local Plan 2040, English edition |
| Kawasan Perusahaan OUG | Pelan Tempatan Kuala Lumpur 2040, Malay edition |
These labels describe the same estate: the plan's map of OUG Industrial Area shows the same /152 roads that appear in Taman Perindustrian OUG addresses.
How do you get there?
The Edge's 2021 area report places Taman OUG off Jalan Klang Lama, with the Maju Expressway, Shah Alam Expressway (KESAS), New Pantai Expressway, Federal Highway and Sungai Besi Expressway around it, and LRT stations at Awan Besar, Sri Petaling and Bukit Jalil.
Measured between map coordinates, the estate is about 34 km from Northport, about 39 km from Westports and about 34 km from KLIA in a straight line. Road distances are longer, so drive your actual lorry route at the hour you would use it.
Not every Taman Perindustrian OUG address is a factory
Homes at OUG Parklane are also addressed as Jalan 1/152, Taman Perindustrian OUG. The estate name in an address does not prove a unit is industrial, so confirm the building type on the title and the approved plan.
Is Taman Perindustrian OUG in Kuala Lumpur or Selangor?
Kuala Lumpur. The mix-up comes from Jalan Puchong, which appears in the address and also leads to Puchong in Selangor. One association directory entry even prints "Jalan Puchong 58200 Selangor". Map data places Jalan 9/152 in Wilayah Persekutuan Kuala Lumpur, and the Kuala Lumpur Local Plan zones the estate.
| Matter | Taman Perindustrian OUG | An estate in Puchong, Selangor |
|---|---|---|
| Council | DBKL | MBSJ |
| Planning document | Kuala Lumpur Local Plan 2040 | Selangor local plan |
| Quit rent | PPTGWP | Selangor land office |
If you are unsure about a unit, use DBKL's own test: check who issues its assessment tax bill.
What Does the Kuala Lumpur Local Plan 2040 Say About OUG?
The gazetted local plan sets 21 industrial areas covering 425.37 hectares by 2040: 13 in the Land Use Zone of Industry (IP), seven in Mixed Industry (MXI) and the remainder in Technology Park (TP). Table 1.4.5 lists OUG Industrial Area among the proposed retained IP areas, at 5.84 hectares.
What can you do in an IP zone?
The plan's development control volume sets these limits:
- Use: manufacturing, production, services, research and related activities.
- Commercial space: offices and promotional space that support the main industrial activity, up to 20% of total floor area.
- Basic plot ratio: up to 1:4. The DCP2 Intensity Map gives the figure for each plot, and the final decision comes with the Development Order (DO).
The plan tells readers to check the DCP1 Land Use Zone Map for a specific site. Its OUG map shades individual factory rows, so do not assume that every neighbouring lot is included.
What does the Service Industrial Cluster mean?
The plan groups OUG with three neighbouring areas under Bukit Jalil and Seputeh:
| Industrial area | Size in the plan |
|---|---|
| OUG Industrial Area | 5.84 hectares |
| Batu 7 1/2, Jalan Puchong Industrial Area | 3.69 hectares |
| Seri Keladi Industrial Area | 2.23 hectares |
| Capital Industrial Centre | 1.60 hectares |
The clusters aim for clean and green industry with a primary focus on services and commercial activity. Manufacturing is still permitted, as long as it follows planning guidelines that avoid disturbance and control pollution risk. Businesses using the address today include a book publisher, a tools and hardware supplier and a computer services company at Jalan 7/152. If your process is noisy, dusty or chemical-heavy, raise it with a planner before you pay a deposit.
Why does a retained zone matter to you?
The same plan moves other industrial areas, including Chan Sow Lin and Salak Selatan, into Mixed Development (MX). Industrial activity there may continue only until a comprehensive development application is submitted or within a period set by DBKL. OUG is not on that list.
For a factory user, that points to fewer planning surprises. For an investor, it means the plan gives no residential redevelopment value here, so do not pay for it. The plan also proposes upgrades to retained areas, such as better building facades, connected walkways, food courts and recycling centres. We found no start date for OUG, so do not count on them yet.
How Much Do Factories Cost and Rent in Taman Perindustrian OUG?
These figures come from the Kuala Lumpur transaction data, covering 24 months to August 2026. They are JPPH-registered deals available so far, not asking prices and not every unit sold. Each psf figure is per sq ft of land.
| Estate | Recorded deals | Main type | Median price | Psf of land |
|---|---|---|---|---|
| Taman Industri OUG | 13 | Terrace factory | RM2.25 million | RM934 |
| Desa Tun Razak 2 | 15 | Terrace factory | RM2.08 million | RM875 |
| Sri Edaran Light Industrial Park | 14 | Terrace factory | RM2.05 million | RM1,090 |
| Springcrest Industrial Park | 10 | Terrace factory | RM1.8 million | RM635 |
| Bukit Jalil Integrated Business Park | 8 | Terrace factory | RM1.35 million | RM964 |
Across Kuala Lumpur, terrace factories recorded 114 deals at a median of RM1.89 million, a typical range of RM1.52 million to RM2.2 million and RM877 psf of land, on a median land area of 2,002 sq ft. OUG sits above that median, but 13 deals is a small sample. Like-for-like terrace prices moved +1% across 10 parks over the last 12 months.
Rent: we have no OUG-only rent figure. Kuala Lumpur recorded 66 factory tenancies in 24 months at a median of RM1.91 psf/month, typically RM1.50 to RM2.82. Terrace factories rent at RM2.56 psf/month, with a median monthly rent of RM4,500 for about 2,030 sq ft (20 tenancies). The typical term is 24 months.
Tenure: in Kuala Lumpur, freehold factories have a median price of RM2.62 million (43 deals) against RM2.08 million for leasehold (117 deals), and that gap mixes location, size and type. Factory units in FactoryHub's records for this estate are recorded as freehold, but confirm it on each title. You can browse terrace factories for sale in Kuala Lumpur, or compare Taman Perindustrian Puchong across the Selangor boundary.
Which Licences and Taxes Apply to a Factory in OUG?
DBKL premises licence
A premises licence covers trade, business and industrial activity at one premises. You apply online at elesen.dbkl.gov.my.
| DBKL category | Licence fee |
|---|---|
| Manufacturing | RM5.00 per sq m |
| Workshops and engineering work | RM5.00 per sq m |
| Warehouse or store | RM3.00 per sq m |
| Office | RM200.00 per unit |
As simple arithmetic, 232 sq m (about 2,500 sq ft) at the manufacturing rate works out to RM1,160 a year. Ask DBKL which area it will charge on.
Documents include your company registration, identity card or passport, a signboard visual if you have one and four photos of the premises. DBKL also asks for a copy of the DO for activity on a lot, an individual building or a change of use. Its client charter gives 1 to 30 days for a complete application. DBKL may reject an application for additions without planning and building plan approval, for failing Bomba's fire safety requirements, or for noise without acoustic control. Breaches move from a compound to a show-cause letter and then cancellation.
Assessment tax (cukai taksiran)
DBKL's formula is annual value times the rate. For a building, annual value is the reasonable gross yearly rent it could earn, even if you occupy it yourself. The published table lists commercial buildings at 10% within 36 square miles and 8% outside, but has no separate line for industrial buildings, so read the rate on your own bill or ask DBKL.
DBKL no longer posts paper bills, and the second 2026 term was due by 31 August 2026. Channels include DBKL Bayar, JomPAY and PAY@KL. An empty unit is not exempt, though you can apply for a vacancy allowance.
Quit rent (cukai tanah)
Quit rent does not go to DBKL. It goes to PPTGWP, and its bill says payment is due before 1 June each year, with a 10% late penalty after 31 May, rounded up to the next ringgit. Paper bills stopped on 1 January 2022, and paying on time is the owner's responsibility. Our quit rent guide explains how the taxes differ.
What Should You Check Before Buying or Renting?
- Confirm the lot and zone. Check the DCP1 map for the exact plot, not just the estate name.
- Search DBKL's assessment record. A search costs RM40 and shows the owner, address, lot number and assessment account. You supply the address, lot number, section or mukim and a location plan.
- Read the title. Confirm tenure, category of land use and express conditions with your lawyer.
- Match the building to its approved plans. Unapproved additions can block your licence. Ask for the approved plans and the CCC or its older equivalent.
- Ask about flooding. Sin Chew reported flash floods on 6 May 2026 around Taman OUG, including Jalan Awan Besar, the LRT station underpass and KESAS near the Awan Besar toll. DBKL's 2023 annual report lists a drainage project of about RM4.03 million at the Jalan Klang Lama and Jalan Kuchai Lama junction. Ask neighbours how high water reached and look for marks.
- Test access. Bring the longest lorry you use through the estate during working hours and check where it can load.
- If you are renting, confirm your intended activity fits the zone and that you can get the licence in your own name before you sign.
- After buying, update the owner's name with DBKL online through its valuation department's ePenilaian portal using Forms I and J, with your identity or SSM document, the sale and purchase agreement and the bill details.
Common Mistakes Around Taman Perindustrian OUG
- Treating "Jalan Puchong" as Selangor. The council, plan and land office are all Kuala Lumpur's.
- Paying quit rent to DBKL. Quit rent goes to PPTGWP. Assessment tax goes to DBKL.
- Waiting for a paper bill. Neither office posts one any more, and the charges still fall due on time.
- Comparing psf across factory types. Sale psf here is per sq ft of land, so a terrace figure cannot be compared with a detached one.
- Paying for redevelopment value. The plan retains OUG as industrial land.
