What happened
On Thursday 5 November 2026, Prime Minister Datuk Seri Anwar Ibrahim officiated the opening of Daiso's Global Distribution Centre at Taman Perindustrian Samudera, Pulau Indah. According to The Edge Malaysia, the RM1.2 billion facility spans 133,666 sq m (The Edge converts this to about 1.4 million sq ft) and is bigger than Daiso's warehouse at its home base in Hiroshima, Japan. It will run central logistics for 27 countries in Asia and the Middle East and can process more than 1,000 containers of household, stationery and lifestyle goods at any one time.
The Star reported that the hub uses an Automated Storage and Retrieval System (ASRS) and links Daiso's suppliers in Japan, China and elsewhere to its markets. The New Straits Times said it is expected to ship more than 4,600 outbound containers a year. At the event Daiso exchanged a memorandum of understanding with PKT Logistics (M) Sdn Bhd covering integrated warehouse management and regional freight forwarding.
Anwar said goods will be "sorted, stored, and then repacked for different global markets right here in Pulau Indah". He also said the centre was finished ahead of schedule and below budget, and Astro Awani reported that its ASRS was built with Japan's Murata Machinery Ltd and can manage more than 76,000 stock keeping units (SKUs). When Daiso first announced the hub in October 2023, it put the investment at RM1 billion for 22 countries and planned to start operations in January 2027, and a Kajima (Malaysia) and Sunway Construction joint venture took the RM595.38 million design and build contract (The Edge, October 2023).
Two more warehouse contracts in Klang the same week
Also on 5 November, Tanco Holdings Bhd said a consortium of its subsidiary Tanco Builders Sdn Bhd and CNECC Engineering (Malaysia) Sdn Bhd, a unit of China Nuclear Industry Huaxing Construction Co Ltd, had accepted a RM700 million letter of award from Jaroses Partners Sdn Bhd (The Edge). The complex on Lebuh Raya Pulau Indah will have two single-storey ambient warehouses, a cold storage warehouse with a compressor room, an office building, a canteen and surau, a 33kV electricity substation, a pump house, a guard house and a sewage treatment plant. The Edge reported that work began on 5 November and is due within 24 months, by November 2028.
The Malaysian Reserve added detail from the filing: six months for earthworks, not counting the time needed for ground settlement, soil consolidation, monitoring, testing and approvals, then 18 months for the buildings. Both start dates depend on the client obtaining approvals.
A day earlier, on 4 November, Binastra Corporation Bhd's subsidiary Binastra Builders Sdn Bhd accepted a RM303.8 million fixed price contract from PTT Synexis Sdn Bhd, a wholly owned unit of PTT Synergy Group Bhd, for an automated warehouse in Bandar Bukit Raja, Klang (The Edge). The scope covers a single-storey ASRS warehouse with a mezzanine floor, a three-storey office, two mechanical and electrical buildings, an electrical substation, a five-storey car park and a temporary container yard depot. Construction is scheduled from 11 November 2026 to 30 September 2027.
The port behind it
Speaking at the Daiso opening, Transport Minister Anthony Loke said Westports' annual handling capacity will rise from 14 million to 28 million TEUs, Northport handles five to six million, and the government has approved a third port at Pulau Carey as a longer term project. He said the second phase of the Malaysia Maritime Single Window will move clearance by several agencies online. Anwar said Port Klang handled a record 15.1 million TEUs last year and ranks among the world's ten busiest container ports.
Why it matters
Three things stand out for anyone who rents, owns or plans a warehouse in Klang.
The big users are building, not renting. Daiso built its own hub. Jaroses Partners and PTT Synexis have both commissioned purpose-built complexes. None of the three projects adds space that an ordinary tenant can lease today. The reports do not say whether the Lebuh Raya Pulau Indah complex will be owner-occupied or leased out, so do not count it as new rental supply until its owner says so.
The specification bar is rising. Automated storage and retrieval, cold rooms with their own compressor plant and an on-site 33kV substation are now part of the brief for big new warehouses on the port belt. An ASRS needs a very flat, strong floor and a tall clear height; a cold store needs heavy and reliable power. Older warehouses in Klang still suit a great many SMEs, traders and distributors, but they compete less well for users who need this kind of specification.
Port capacity keeps pulling logistics to the island. If Westports doubles its capacity over the coming years, more containers will pass through Pulau Indah, and distribution, repacking, haulage and container depot operations tend to follow the boxes. Anwar also said he hopes to see more Malaysian-made products on Daiso shelves around the world (NST), and named PKT Logistics and domestic hauliers among the local firms already in Daiso's supply chain.
What registered deals show on Pulau Indah
JPPH-registered transactions for Pulau Indah, Westport and PIIP, latest data month August 2026, record 39 industrial deals worth RM161.82 million in the 12 months to August 2026. Over 24 months:
| Type | Registered deals | Median price | Per sq ft of land |
|---|---|---|---|
| Detached factory | 6 | RM17.49 million | RM192 psf of land |
| Industrial land | 25 | RM14.77 million | RM79 psf of land |
Registered detached factory tenancies show a median of RM1.38 psf a month, or a median monthly rent of RM33,700 for about 55,140 sq ft (10 tenancies). Across all 23 registered factory tenancies the median is RM1.54 psf a month, with a typical term of 24 months. These are the registered records available so far, not every unit sold or rented, and every sale psf above is per sq ft of land area. One opening does not move these numbers overnight; watch the registered tenancies over the next year rather than asking prices.
What it means for owners, tenants and buyers
Tenants near Westport. If your lease ends in 2027 or 2028, start looking early. Purpose-built space takes time: the Bukit Raja job has under 11 months of construction on its own, and the Pulau Indah complex is scheduled over 24 months. Compare what is available on our Westport and Pulau Indah warehouse for rent page against the specification you will need in three years, not only today.
Cold chain and food users. Check the power supply and the floor before you negotiate the rent. FactoryHub's cold storage warehouse checklist starts from 400 A and 3 t/m² floor loading, and large cold stores like the one planned on Lebuh Raya Pulau Indah go further and plan their own substation.
Land buyers on Pulau Indah. Budget time for the ground. The Tanco filing treats earthworks separately from the periods needed for ground settlement and soil consolidation, a reminder to commission a soil investigation, ask for the piling design basis and allow for settlement before you fix a move-in date. Check the land's category of use and express conditions too, and how far approvals have gone, since both start dates in that contract depend on approvals.
Owners of older warehouses in Klang and Bukit Raja. Note what modern users ask for: power, clear height, floor loading, loading docks and yard depth. Targeted upgrades such as more power, dock levellers or a repaired floor can widen the pool of tenants who will consider your building. Owners and tenants in Bukit Raja can compare current stock on our Bukit Raja industrial area page.
Local manufacturers. If you make household goods, plastics, stationery or packaging, the Prime Minister's call for more Malaysian products in Daiso's network is worth following up with the company directly. Being close to the port helps with export shipments, but quality, price and supply reliability will decide whether you get on the shelf.
Frequently Asked Questions
Where is the Daiso Global Distribution Centre in Malaysia?
It is at Taman Perindustrian Samudera on Pulau Indah, Klang, Selangor, next to Port Klang. It opened on 5 November 2026 and serves as Daiso's central logistics hub for 27 countries in Asia and the Middle East. The facility covers 133,666 sq m and uses an automated storage and retrieval system.
Who is building the RM700 million warehouse complex on Lebuh Raya Pulau Indah?
A consortium of Tanco Builders Sdn Bhd and CNECC Engineering (Malaysia) Sdn Bhd is building it for Jaroses Partners Sdn Bhd. The complex will have two ambient warehouses, a cold storage warehouse, an office, a 33kV substation and support buildings. The Edge reported completion is due by November 2028.
Will the Daiso hub push up warehouse rents on Pulau Indah?
No registered data yet shows an effect, and a single opening rarely moves rents on its own. JPPH-registered records to August 2026 show a median factory rent of RM1.54 psf a month for Pulau Indah, Westport and PIIP. Watch new registered tenancies over the next year rather than asking prices.
Should I rent an existing warehouse near Westport or build my own?
Renting is faster if an existing building meets your power, floor and height needs. Building suits users with special needs such as automation or cold rooms, but expect a year or more of construction alone, plus time for approvals and, on soft ground, for settlement. Compare both options against the date you actually need to move.
What will Westports' capacity be after the expansion?
Transport Minister Anthony Loke said on 5 November 2026 that Westports' annual capacity will rise from 14 million to 28 million TEUs. Northport handles five to six million TEUs. A third port at Pulau Carey has been approved as a longer term project.
