Is there a data centre in Banting? Several are planned, but none of the three Banting campuses was in service at the latest disclosures. Bridge Data Centres bought 136.03 acres at IOI Industrial Park Banting, DayOne lists a Banting Tech Park among its new Greater Kuala Lumpur campuses, and a 210MW campus is planned at Compass @ Kota Seri Langat. Add DayOne's Dengkil site and Amazon's Sepang site, and the Banting to Sepang corridor has about 260 acres of priced data centre land deals worth roughly RM1.68 billion.

Banting: Bridge Data Centres at IOI Industrial Park
IOI Properties' subsidiary Fortune Growers Sdn Bhd signed the sale of three plots totalling 136.03 acres at IOI Industrial Park @ Banting to Bridge Data Centres Malaysia VII Sdn Bhd on 29 January 2026, for RM740.68 million. That is about RM5.44 million an acre, or RM125 per sq ft. Neither party has published the campus capacity or a build date. IOI also said it is considering a 500,000 sq ft logistics warehouse in Banting.
DayOne in Banting: what is actually confirmed
Is DayOne building in Banting? Its registration statement filed with the US SEC says that in 2026 it started expanding into Kuala Lumpur through two campuses, Klang Valley Tech Park and Banting Tech Park. As of 20 September 2026 the two together had 128MW of bookings, all still under construction, plus 1.3GW of what DayOne calls secured powered land. The filing does not give Banting Tech Park's exact site, land area or its own share of the 128MW.
Separately, DayOne signed an MoU with TNB's generation arm to explore up to 1.5GW of on-site generation with battery storage for a new Selangor campus. It does not name the town, and feasibility studies and approvals are still pending.
Kota Seri Langat: 210MW at Compass
Compass @ Kota Seri Langat, a joint venture of PNB, KWAP and AREA Industrial Development Holdings, is fully taken up after a data centre sale to Global Data Infrastructure Sdn Bhd, the NST reported on 8 July 2026. The planned facility has 300 MVA of power capacity and a 210MW IT load, approvals in principle are in place, and construction is expected to start after the land deal completes. The price was not disclosed.
Dengkil: Mah Sing DC Hub @ Southville City
Mah Sing launched the DC Hub at Southville City in 2024 with Bridge Data Centres as its first partner. In August 2026 its subsidiary signed a conditional sale of 78.8 acres there to WG Malaysia X Sdn Bhd for RM617.86 million, with completion expected in the second half of 2027. The buyer is a DayOne subsidiary. The price is about RM7.84 million an acre, or RM180 per sq ft. Mah Sing also plans its own colocation data centre on the remaining hub land with an operator it has not named. Sepang: Amazon's land purchase
Sunsuria City Sdn Bhd agreed to sell 183,973 sq m of vacant freehold commercial land in Sepang to Amazon Data Services Malaysia Sdn Bhd for RM316.84 million, The Star reported on 29 September 2026. That is about 45.5 acres at roughly RM160 per sq ft. The sale still needs shareholder approval.

Data centre buyers paid roughly two to three times the median recorded industrial land price. The premium is for scale, a path to high-voltage power, water and approvals, not the postcode: a 2-acre lot beside one of these sites does not become worth RM125 psf. What has changed is that large, power-ready parcels in Kuala Langat and Sepang now have a buyer pool. JPPH recorded only 3 industrial land deals in Kuala Langat in the latest 12 months (14 in the year before), too few to read a price trend.

In Kuala Langat, which covers Banting, Jenjarom and Telok Panglima Garang, factory sale prices have not moved up with the data centre land deals. Rents moved more: the median rose from RM1.30 psf in the fourth quarter of 2025 to RM1.55 psf in the second quarter of 2026, though each quarter has fewer than 35 records.
Sepang district's jump from RM620 to RM781 psf rests on only 26 building deals, and much of it reflects which units sold, including a newer semi-D scheme at Serenia City, rather than a like-for-like price rise. We would not call either area's factory market data centre driven yet.

How a Selangor data centre gets approved
Per the state's assembly reply, the Federal Data Centre Task Force, co-chaired by the investment and digital ministers, examines each project after meetings with the local authority, utilities, the Environment Department and PLANMalaysia Selangor, and screens it on PUE, WUE and CUE efficiency. The state also requires 30% local content, which keeps Malaysian contractors, and their premises, in the picture.
Who needs factory or warehouse space near the data centres
The data halls sit on large dedicated sites; ordinary industrial property is taken up by the firms that build, fit out and run them.

Construction demand lasts as long as each build, so short leases suit it; operations demand is smaller but lasts the life of the building. What landowners in Banting, Dengkil and Sepang should know
The priced deals in this corridor were for 45 to 136 acres. If you own 1 to 10 acres, your realistic buyers are more often contractors, suppliers and logistics users than data centre operators. If you own a large parcel, these are the questions a data centre buyer will ask.
- Power: How far is the land from TNB high-voltage infrastructure, and has TNB said anything about supply? Ask TNB directly before marketing the land as data centre ready.
- Water: Is there a supply route Air Selangor would approve, and room on site for three days of storage?
- Planning: Does the land use and title category allow the use? PLANMalaysia's planning guideline for data centres covers site suitability, energy and water.
- Shape and ground: Contiguous, regular parcels are easier to approve, and the buyer will run its own flood and soil studies.
Deal terms to expect
These sales are usually conditional. The Dengkil deal was signed in August 2026 and is expected to complete in the second half of 2027, so more than a year can pass between signing and completion. Before you sign:
- Agree what happens if approvals are refused, and set a long-stop date.
- Fix the deposit, the payment stages and who pays for any title or infrastructure work.
- Get an independent valuation; do not price off a headline deal for a different size or title.
- Check your real property gains tax position with LHDN or a tax adviser before agreeing the price.

Risks that could slow the corridor
Water headroom improves only in stages from 2027. Sites near homes draw objections: a proposed Kota Damansara data centre was withdrawn in July 2026 after public outcry (The Star, above). Johor holds 68% of TNB's secured data centre capacity, so Selangor competes for each project. And partners change: the Mah Sing hub launched with Bridge Data Centres, but its 2026 land sale went to DayOne.
