Selangor approved 39 data centre projects between 2021 and 2025, according to MIDA and MDEC data given in the state assembly. The named sites have spread well beyond Cyberjaya.

Why data centre suppliers need premises close by
The 30% local content rule
The Selangor government told the state assembly that data centre investments must have 30% local content so that domestic companies benefit. The statement does not say how the 30% is measured, but operators and main contractors now have a clear reason to show Malaysian suppliers on their lists. MIDA is pushing the same direction nationally under its localisation agenda.
The work is already flowing to local firms
Sunway Construction's order book passed RM10b on a new data centre job in August 2026. On the equipment side, EITA Resources won a RM40.9m busduct supply contract for a Johor data centre.
Sum Technology, a Petaling Jaya cleanroom and mission-critical M&E contractor, disclosed in its prospectus a Jenjarom factory under renovation, due to start operations by the third quarter of 2026, plus a rented 1.5-storey semi-D factory in Banting next to it. In Shah Alam, switchgear maker TAMCO signed with Hoymiles in July 2026 to assemble 5MWh and 6MWh liquid-cooled battery storage systems at its Shah Alam facility, with integration, testing, commissioning, servicing and long-term maintenance also done locally.
Service, spares and maintenance last as long as the building, and on-site energy is growing too: DayOne signed an MoU with TNB GenCo to explore up to 1.5GW of on-site generation and battery storage for a new Selangor campus.

South: Banting, Jenjarom, Dengkil. Here Selangor's newest data centre sites sit next to supplier-sized factories, the same pattern Sum Technology chose. Start with factories for rent in Banting and widen to Jenjarom if you need a detached unit with yard.
Shah Alam and Puchong. Shah Alam has the deepest pool of engineering factories, but Knight Frank has pointed to a shortage of mid to large manufacturing facilities in the Klang Valley. If you plan to stay long term, look at factories for sale in Shah Alam.
Nilai, just across the border. BAC broke ground on a US$150 million plant in Nilai on 5 August 2026. It will make closed-circuit cooling towers, adiabatic coolers, hybrid cooling and liquid cooling systems, with a 30,000 sq m first phase targeted for end-2027. For cooling installers, Nilai sits on the same corridor as Dengkil, Sepang and Cyberjaya.

Timing: work back from 2027
Google's second Elmina data centre is due by end-December 2027, AIMS targets 2027 for its Cyberjaya build, and Mah Sing expects its Dengkil hub to complete in the second half of 2027. New industrial projects generally take 18 to 24 months to complete.
So a supplier that wants a working base for 2027 deliveries should shortlist in 2026 and sign by early 2027. If the building needs a TNB upgrade, ask how long it takes before you sign.
Supplier site checklist
- Drive from the shortlisted address to each site you serve at peak hours.
- Compare the building's TNB supply (amps and kVA) with your full load: welders, test sets, cranes, compressors and air-conditioning.
- Check crane capacity, span and hook height against your heaviest panel, skid or cable drum.
- Measure doors, walk the trailer turning path, and confirm the yard is hardstanding and may be used for open storage.
- Check floor loading where drums, panels or battery modules will sit.
- Confirm the land use allows fabrication and assembly, not only storage, with the local council.
- For battery or refrigerant work, check fire separation and storage rules with Bomba and your insurer.
- Ask your client what evidence it needs for the 30% local content requirement, since the published rule does not define the measure.
- Match the lease to your contracts, with a renewal option and agreed reinstatement terms.
Risks to price in
Water and power approvals. Selangor's Menteri Besar has said there will be no data centre approval without enough water and power. Developers must provide tanks with three days of water storage, and projected data centre water demand of 632 MLD compares with Air Selangor's reserve of 1,055 MLD (The Edge, cited above). New treatment capacity arrives in stages, with Sungai Rasau stage one in 2027. Tighter approvals would push supplier demand later.
Equipment plants going elsewhere. Vertiv opened its new power and cooling equipment plant in Johor, and BAC chose Nilai. The clearer Selangor demand is from contractors, assemblers and service firms.
Export controls. Since 14 July 2025, Malaysia has required a Strategic Trade Permit for exports and transshipments of US-origin high-performance AI chips. US lawyers also warn that hosting AI workloads for Chinese entities can create export-control exposure. Check who your client's end user is before committing to premises for one job.
