The developer's own unit counts do not add up exactly (234 plus 217 is 451, not 468), so treat "about 450 to 470 units" as the safe figure. Level 1 includes "Galleria" units aimed at retail and showroom use.
On completion: JPPH-registered tenancies at EMHUB start from April 2023, so the blocks were occupied by then. If you are buying, ask for the Certificate of Completion and Compliance (CCC) date and the strata title status in the sale documents rather than relying on brochure dates.
Unit types and specs: what you actually get
EMHUB units are sold as one product type, a stratified factory, but buyers use them in three ways:
- Office plus storage (most common). A front office and a rear storage area, with goods moved by van or small lorry straight to the door.
- Showroom or trade counter. Ground-level and Level 1 Galleria units get walk-in traffic from Persiaran Surian.
- Light assembly or packing. The double-volume ceiling allows a mezzanine, which is why JPPH records some units at 1,755 to 2,200 sq ft of main floor and others up to about 4,700 sq ft.
The developer has not published floor loading, power supply per unit or clear ceiling height. These are the three numbers that decide whether your operation fits, so get them in writing from the management office or a building plan before you pay a deposit. Strata title: what it means at EMHUB
At EMHUB you own a strata parcel inside a building on a shared master title, plus a share of the common property (ramps, lifts, car parks, rooftop facilities). Three practical consequences:
- You pay service charges and a sinking fund to the joint management body or management corporation, on top of quit rent and assessment. Ask for a letter confirming there are no arrears.
- Changes need approval. Mezzanines, signage, extra power and fit-out loads go through building management and the council.
- Bank financing depends on the strata title. A unit with an individual strata title issued is easier to finance and transfer than one still under the master title.

EMHUB rent: what tenants pay
JPPH-registered tenancies give a clear picture for 2025. For EMHUB units registered as stratified factories with terms starting between September and December 2025:
- Most rents were RM5,500 to RM7,500 a month for 204 to 260 sq m (about 2,200 to 2,800 sq ft).
- The median was RM6,500 a month, or about RM2.3 psf.
- A larger 430 sq m (about 4,600 sq ft) unit was registered at RM14,000 a month.
- Terms were mostly one to two years.
EMHUB units registered as office or retail space let in a similar range, RM4,700 to RM9,500 a month, which shows how many tenants use the building for office-led businesses. Across all registered stratified factory tenancies in Sungai Buloh and Kota Damansara over 24 months, the median was RM5,500 a month and RM2.10 psf.

Who uses EMHUB units

- Distributors of light goods such as electronics, cosmetics, apparel and spare parts
- Showrooms and trade counters for building materials, lighting or furniture

- Light assembly, packing and kitting, where machines are small and power demand is low

Buyer and tenant checklist for EMHUB
- Title status: individual strata title issued or still under the master title? Get the title search.
- Lease expiry: EMHUB is leasehold. Check the remaining term on the title; it affects loan tenure and resale.
- Permitted use: confirm your activity fits the unit's approved use and that MBPJ will issue your business licence for it.
- Floor loading and power: ask for the design floor load of your level and the rated supply to the unit in amps.
