Kawasan Perindustrian Sungai Puloh, Klang: Location, Postcode, Factory Types and Prices
Kawasan Perindustrian Sungai Puloh is a semi-D factory estate in Mukim Kapar, north Klang. Here are its postcodes, why it is not Sungai Buloh, JPPH-registered prices and rents, and what to check on drainage before you buy or rent.
Key Takeaways
- Kawasan Perindustrian Sungai Puloh is an industrial estate in north Klang, in Mukim Kapar of Klang district, Selangor. The HERE map service places Lorong Sungai Puloh and its numbered side roads in postcode 42200 Kapar, while Jalan Sungai Puloh along Taman Klang Utama carries 42100, and 41050 on one stretch.
- It is not Sungai Buloh. Sungai Buloh is a mukim of Petaling district with the 47000 postcode. Searches, maps and adverts mix up the two names, so always check the mukim and district on the title.
- It is mainly a semi-detached factory estate. FactoryHub's register of JPPH-recorded transfers since 2010 lists 184 lots here: 132 semi-detached, 37 terrace and 11 detached factories, with a typical plot of about 12,700 sq ft.
- Registered prices: in the 24 months to August 2026, JPPH-registered transactions record 13 factory deals in the estate, mostly semi-detached, at a median RM4.35 million and RM354 psf of land. Across Kapar, the semi-detached factory median is RM6.3 million at RM329 psf of land, on bigger plots.
- The council is MBDK. Majlis Bandaraya Diraja Klang lists Jalan Sungai Puloh in its monsoon drain desilting programme that runs to February 2027, so ask about flood and drainage history before you sign.
Where Is Kawasan Perindustrian Sungai Puloh?
Kawasan Perindustrian Sungai Puloh sits on the north side of Klang, between Jalan Kapar and the Taman Klang Utama area. FactoryHub's register of JPPH-recorded transfers files the estate under Mukim Kapar in Klang district, and the Kapar and Meru factories for sale page lists it among the Kapar estates with its two main roads.
Those two roads are what most addresses use:
- Jalan Sungai Puloh, which the HERE map service places along Taman Klang Utama and which meets Jalan Kapar at Batu 6, Kapar.
- Lorong Sungai Puloh and its numbered side roads, such as Lorong Sungai Puloh 1A/KU6, which HERE places in Kampung Sungai Puloh Batu 5 1/2, 42200 Kapar.
Measured on HERE's coordinates, the estate is roughly 9 to 11 km in a straight line from Jalan Pelabuhan Utara, the road into Northport, depending on which end you start from. The drive is longer, so time the route at the hours your trucks will actually run.
What is the postcode for Kawasan Perindustrian Sungai Puloh?
There is more than one. This is what the HERE map service returns for the estate's roads:
| Road in the address | Postcode returned | Town in the address |
|---|---|---|
| Lorong Sungai Puloh | 42200 | Kapar |
| Lorong Sungai Puloh 1A/KU6 | 42200 | Kapar |
| Jalan Sungai Puloh (Taman Klang Utama side) | 42100, or 41050 on one stretch | Kapar |
Some company addresses on the numbered lorong use 42100 Klang instead. For a sale or a tenancy the postcode matters less than the lot number, mukim and district printed on the title, which you can match against the assessment bill.
Is Sungai Puloh the Same as Sungai Buloh?
No. They are two different places that differ by one letter. The Petaling District and Land Office lists Mukim Sungai Buloh 1 and Mukim Sungai Buloh 2 under Petaling district, with the penghulu's office at Batu 16, Jalan Kuala Selangor, 47000 Sungai Buloh. Sungai Puloh is in Klang district, and its lots sit in Mukim Kapar.
The mix-up has practical effects:
- A search for "Sungai Buloh factory" shows estates such as Kampung Baru Sungai Buloh, not north Klang. If that is what you meant, see factories for sale in Sungai Buloh.
- Flood, road and council news for Sungai Buloh is not news about Sungai Puloh, and the other way round.
- An advert or a draft agreement can carry the wrong name. The title is the record that counts.
What Kind of Factories Are in Sungai Puloh?
For Kawasan Perindustrian Sungai Puloh, FactoryHub's register of JPPH-recorded transfers since 2010 lists 184 lots:
| Lot type | Lots on record |
|---|---|
| Semi-detached factory | 132 |
| Terrace factory | 37 |
| Detached factory | 11 |
| Vacant industrial land | 2 |
| Other | 2 |
Of those 184 lots, 33 are on 20,000 sq ft of land or more, and the typical plot is about 12,700 sq ft. So this is mostly a semi-D estate with medium plots, and vacant land rarely changes hands here (2 of the 184 lots on record).
Named schemes inside the estate
Two developer schemes carry the Sungai Puloh name. Both are by Klanggroup, both are shown as sold out, so units only come up as resales or leases:
| Scheme | Tenure and site | Units | Land per unit | Built-up per unit | Built |
|---|---|---|---|---|---|
| ETP @ Sungai Puloh (Excellent Technology Park 1) | Freehold, 30 acres | 44 semi-D factories | 20,402 to 29,760 sq ft | 13,320 to 16,864 sq ft | 2012 to 2014, CCC issued |
| SPTP @ Sungai Puloh (Sungai Puloh Technology Park) | Freehold, 2.43 acres | 12 semi-D factories | 7,879 to 10,903 sq ft | 5,801 to 7,190 sq ft | 2013 to 2015, CCC issued |
Neither project page states ceiling height, power supply or floor loading. Ask the owner for the TNB meter rating and the approved drawings, then check whether the supply fits your machines with the factory power calculator. Outside these two schemes the register shows a mix of terrace, semi-detached and detached lots, so do not assume one specification for the whole estate.
How Much Do Factories in Sungai Puloh Sell For?
FactoryHub's Kapar transaction prices and rents page breaks the JPPH-registered transactions down by estate. For the 24 months to August 2026 it shows:
| Estate | Deals (24 months) | Main type | Median factory price | Factory psf of land |
|---|---|---|---|---|
| Kawasan Perindustrian Sungai Puloh | 13 | Semi-detached | RM4.35 million | RM354 |
| Kawasan Industri Hi-Tech Sungai Kapar Indah | 29 | Semi-detached | RM7.21 million | RM310 |
| Meru Industrial Park | 24 | Semi-detached | RM3.5 million | RM272 |
| Taman Klang Utama | 17 | Terrace | RM2.25 million | RM365 |
Each estate line covers all the factory types sold there together, so read it as a guide to the estate, not to one building type.
For Kapar as a whole, by type, JPPH-registered transactions in the same 24 months record:
- Terrace factory: 159 deals, median RM950,000, typical range RM570,000 to RM1.1 million, RM426 psf of land, median land 2,002 sq ft.
- Semi-detached factory: 101 deals, median RM6.3 million, typical range RM4 million to RM8.4 million, RM329 psf of land, median land 21,864 sq ft.
- Detached factory: 38 deals, median RM14.9 million, typical range RM8.05 million to RM19.68 million, RM306 psf of land, median land 43,626 sq ft.
- Industrial land: 75 deals, median RM11 million, RM100 psf of land.
Sungai Puloh's median price sits below the Kapar semi-D median, while its psf of land is a little higher. The likely reason is plot size: a typical Sungai Puloh plot of about 12,700 sq ft is much smaller than the Kapar semi-D median of 21,864 sq ft, so the ticket is lower even when land value per sq ft is similar. Every psf here is per sq ft of land, never built-up.
On tenure, Kapar's freehold factories have a median price of RM3 million (247 deals) against RM980,000 for leasehold (57 deals). That gap mixes location, size and type, not tenure alone.
What Does It Cost to Rent a Factory in Sungai Puloh?
The registered data has no separate rent line for this estate, so use Kapar's. Over 24 months, JPPH-registered tenancies in Kapar number 292, with a median rent of RM1.40 psf a month, a typical range of RM1.03 to RM1.90 psf a month and a typical term of 24 months.
| Factory type (Kapar) | Rent psf a month | Median monthly rent | Typical size | Tenancies |
|---|---|---|---|---|
| Terrace | RM1.36 | RM3,000 | about 2,160 sq ft | 109 |
| Semi-detached | RM1.85 | RM16,000 | about 9,520 sq ft | 55 |
| Detached | RM1.21 | RM20,100 | about 17,880 sq ft | 108 |
A semi-D in Sungai Puloh is the type you will most often be offered. Current units are on the Kapar factories for rent page. Remember to stamp the tenancy agreement after signing.
Getting In and Out: Jalan Kapar, Northport and the ECRL
Jalan Sungai Puloh joins Jalan Kapar at Batu 6, Kapar, on the HERE map service. Jalan Kapar is the road between Klang town and Kapar town. From the junction, Northport's Jalan Pelabuhan Utara is about 9 km in a straight line on HERE's coordinates.
Rail may matter later. The Star reported on 20 October 2026 that Phase 2 of the East Coast Rail Link adds four stations towards Port Klang (Serendah, Puncak Alam, Kapar and Jalan Kastam), with cargo operations slated to start in 2028 and cargo transfer stations at Temerloh and Serendah. The report does not give the Kapar station's site, so check the published alignment against your lot before paying extra for being near the line.
Flooding and Drainage: What to Check
JPS Selangor says shorter, heavier bursts of rain now overload drainage networks and cause local floods. Two public programmes touch this area:
- MBDK drain works. The Star reported on 8 June 2026 that RM6.2mil had been allocated to clean monsoon and earth drains in Klang over nine months, using 32 contractors appointed by MBDK. Jalan Sungai Puloh is on the list of areas where monsoon drain works are ongoing. The work runs in four cycles, the last from 21 December to 14 February 2027.
- JPS flood mitigation in Klang. MBDK's news page reported on 13 April 2026 that five of 13 flood mitigation projects in Klang were expected to finish before September, including coastal bund upgrades at Kampung Sungai Serdang and Kampung Tok Muda in Kapar. The other eight are scheduled in stages between the end of 2027, early 2029 and the end of 2031.
Before you commit, ask the owner or the outgoing tenant whether water has entered the building, look at the floor level against the road and the drain in front, and ask your insurer whether flood cover is available for that address.
