E-Metro Logistics Park, Klang: Location, Tenants, Leasing and Build-to-Suit Plots
E-Metro Logistics Park is a 177-acre freehold park in Bandar Bukit Raja 2, Klang, about 15 km from Port Klang. Where it is, who runs it, the four Metrohubs and their tenants, how leasing and lease stamp duty work, and when a build-to-suit plot or a nearby factory fits better.
Key Takeaways
- E-Metro Logistics Park is a 177-acre freehold logistics park in Bandar Bukit Raja 2, Klang, developed by SDPLOG, the joint venture of Sime Darby Property and ESR. Its master plan allows about 8 million sq ft of industrial and logistics space, offered as ready-built warehouses and build-to-suit plots (SDPLOG).
- It is about 15 km from Port Klang and 13 km from Shah Alam by SDPLOG's own figures, a few minutes from a West Coast Expressway (WCE) interchange, with access to the NKVE and the Federal Highway.
- Four Metrohub warehouses are named. Metrohub 1 and 2 are fully occupied, Metrohub 4 (about 1.38 million sq ft) was completed in July 2026 with Mixue taking 13.4% of its lettable area, and Metrohub 3 (about 840,000 sq ft, with a block for dangerous goods) is due in the third quarter of 2027 (Sime Darby Property, 10 July 2026).
- Space is let in big blocks. Metrohub 2 was planned as seven spaces of 75,000 to 230,000 sq ft, divisible down to 40,000 sq ft, and the other Metrohubs in configurations of about 100,000 sq ft. Smaller users usually rent or buy a factory elsewhere in Bukit Raja.
- A lease of more than three years is registered at the land office on Form 15A, and the tenant pays stamp duty on the lease agreement at RM5 per RM250 of annual rent for a term over three and up to five years, or RM7 above five years (LHDN guideline, 30 June 2026).
People look up E-Metro Logistics Park for two reasons: to find it, or to take space in it. This guide covers both. It explains where the park is and how to reach it, who runs it, which Metrohub buildings are up and who occupies them, and then what a warehouse tenant should know about leasing a Metrohub, building to suit on one of the park's plots, or choosing a factory nearby instead. For a building by building technical sheet, Jason Low's E-Metro Logistics Park guide on klangindustrial.my goes into each Metrohub in detail.
Where is E-Metro Logistics Park, and how do you get there?
E-Metro Logistics Park sits in the Bandar Bukit Raja 2 phase of Sime Darby Property's Bandar Bukit Raja township, in Klang district, Selangor. SDPLOG places it a few minutes from a WCE interchange and connected to the rest of the Klang Valley by four major expressways (SDPLOG). Its Metrohub 3 page names the NKVE, the Federal Highway and the WCE as the access routes (SDPLOG, Metrohub 3). The SDPLOG website also carries Google Maps and Waze pins for the park.
These are the road distances SDPLOG publishes for the park:
| From E-Metro Logistics Park to | Distance published by SDPLOG |
|---|---|
| Shah Alam | 13 km |
| Port Klang | 15 km |
| Subang Airport | 25 km |
| Petaling Jaya | 28 km |
| Kuala Lumpur | 35 km |
| KLIA and klia2 | 60 km |
Which council covers the park?
Bandar Bukit Raja is in the area of Majlis Bandaraya Diraja Klang (MBDK, the Royal Klang City Council). MBDK's Deputy Mayor officiated the opening of Metrohub 4 and the ground breaking of Metrohub 3 in July 2026 (MBDK). For a tenant this matters because MBDK's licensing department issues the industrial and business licences an operator needs (MBDK licensing department).
Tips for drivers and new staff
The park separates heavy and light vehicles, with their own entrances, and the newer Metrohubs add staff cafeterias and drivers' lounges, according to Sime Darby Property. Trucks reach Level 2 of each Metrohub by ramp. Before the first delivery, confirm which guard house and which level your unit uses, because a lorry sent to the wrong gate loses time on a large site. For the wider estate around the park, see our Bukit Raja industrial area page.
Who owns and runs E-Metro Logistics Park?
The park belongs to SDPLOG, a fund management platform set up by Sime Darby Property and ESR to develop and hold industrial and logistics assets in Bandar Bukit Raja 2. E-Metro is its first investment. SDPLOG describes an initial Shariah-compliant fund of up to RM1 billion (US$250 million) (SDPLOG, about us), and Sime Darby Property says the park was made possible by the institutional investors in its inaugural RM1 billion Industrial Development Fund. ESR says it has been in the Malaysian market since 2021.
SDPLOG pitches the park at e-commerce players, third-party logistics (3PL) operators, freight service providers, retailers and light industrial companies. Because SDPLOG is the landlord, leasing goes through its own team: the website asks for your contact details and warehouse space requirements. One point to note: the SDPLOG homepage says its information is current as at January 2023, so ask for the latest specification sheet for the exact unit you are offered.
What has been built: Metrohub 1 to 4 at a glance
| Building | Size | Status | How space is offered | Clear racking height (Level 1 / Level 2) |

A few published details decide whether a block can work for you:
- Floor loading. Metrohub 1, 3 and 4 list 3 tonnes/m² on Level 1 and 2.5 tonnes/m² on Level 2.
- Ramps. The Metrohub 3 and 4 ramps are designed with 4.75 m of headroom; the Metrohub 2 ramp to Level 2 is 12 m wide.
- Power. Metrohub 2 and 4 list utility capacity of 300 amps to cater for automation, and Metrohub 3 lists a 2.3 MW power provision for the building.
- Docks and fire. Metrohub 2 has 89 loading bays with dock levellers and 17 truck parking bays; all four pages list NFPA standards with ESFR sprinklers.
- Green features. Metrohub 3 and 4 target LEED Gold, with provision for solar power, EV charging, LED lighting and water-efficient fittings.
Level 1 or Level 2?
Level 1 carries more weight and, in Metrohub 1, more height. Heavy, dense stock such as drinks, tiles or machinery parts usually belongs on Level 1. Level 2 suits lighter parcels and e-commerce picking, where the ramp lets trucks dock upstairs. Check that your tallest truck clears the 4.75 m ramp headroom before you commit to an upper floor.
Which companies operate at E-Metro Logistics Park?
When Metrohub 4 opened, The Edge reported J&T Express, YCH Group and Next Logistics in Metrohub 1, and Jingdong and Sinotrans in Metrohub 2. Mixue, the beverage chain, has taken 13.4% of the net lettable area of Metrohub 4 for its regional distribution centre. Sime Darby Property describes the occupiers of Metrohub 1 and 2 as e-commerce, third-party logistics and supply chain businesses. Tenant lists change over time, so treat these names as the position reported in July 2026.
How do you lease a Metrohub space, and what does it cost?
Steps from enquiry to move-in
- Write your brief: floor area, preferred level, clear height, floor load, number of docks, power, any dangerous goods class, start date and lease term.
- Register interest with SDPLOG through its website and ask which completed or upcoming space matches the brief.
- Visit and negotiate: rent, term, renewal options, fit-out period, service charges, reinstatement at the end of the lease and who insures what.
- Sign and stamp. Under section 47 of the Stamp Act 1949, an instrument signed in Malaysia must be presented for stamping within 30 days of execution, or late penalties apply.
- Register a long lease. Under section 221 of the National Land Code, a lease of more than three years is registered at the land office on Form 15A, which carries a fixed RM10 duty once the lease agreement itself is duly stamped (LHDN guideline).
- Licences. Apply for the MBDK licence your activity needs before you operate, and get separate approvals for any dangerous goods.
This is general information, not legal or tax advice; have your lawyer review the lease.
What rent should you budget for?
SDPLOG does not publish Metrohub rents. For background, JPPH-registered factory tenancies in Klang and Port Klang over the 24 months to August 2026 show a median of RM1.43 psf a month, typically RM1.00 to RM1.90 psf, with detached factories at RM1.22 psf a month (a median RM19,700 a month for about 15,090 sq ft) and a typical term of 24 months (Klang & Port Klang transaction prices and rents). Those records are for much smaller factory buildings, not Metrohub leases, so ask SDPLOG for a written quote on the unit you want.
Stamp duty on the lease
From the LHDN guideline of 30 June 2026, item 49(a) charges duty on each RM250 (or part) of annual rent:
| Lease term | Duty per RM250 of annual rent |
|---|---|
| Up to 1 year | RM1 |
| Over 1 and up to 3 years | RM3 |
| Over 3 and up to 5 years | RM5 |
| Over 5 years | RM7 |
The tenant pays the duty on the original lease and the landlord on the copy. As pure arithmetic, every RM100,000 of monthly rent is RM1.2 million a year, or 4,800 units of RM250: that is RM14,400 of duty on a 3-year lease, RM24,000 on a 5-year lease and RM33,600 on a longer one. Run your own figures in the tenancy stamp duty calculator.
Lease a Metrohub, build to suit, or buy a factory nearby?
Build-to-suit plots in the park
SDPLOG also lists two build-to-suit (BTS) plots where a building is designed around one occupier:
| Plot | Land area | Dimensions | Platform ready | Maximum buildable area |
|---|---|---|---|---|
| Metrohub 5 | 101,171 sqm (25 acres) | 310.9 m by 333.1 m | Q1 2023 | 121,405 sqm (about 1.31 million sq ft) |
| Metrohub 6 | 226,624 sqm (56 acres) | 684 m by 357 m | Q4 2024 | 271,949 sqm (about 2.93 million sq ft) |
Both are freehold and zoned for light to medium industry, with a plot ratio of 1:2, a plinth area of 60% and external roads 132 ft and 100 ft wide. SDPLOG says floor loading is designed to the user's requirements and that soil piling depth averages 40 m, which belongs in any foundation budget and timeline. It also notes main TNB intake and distribution substations (PMU and PPU) within a 7 km radius and offers to handle planning, approvals and construction through to handover. Ask whether a plot is still free before you plan around it.
Buying or renting a factory in Bukit Raja instead
If you need less than 40,000 sq ft, or want to own, the surrounding estates are the usual answer. JPPH-registered transactions in Bukit Raja over the 24 months to August 2026 put terrace factories at a median RM1 million (RM530 psf of land), semi-detached factories at RM9.8 million (RM446 psf of land), detached factories at RM14.9 million (RM342 psf of land) and industrial land at RM155 psf of land, with 36 deals worth RM215.9 million in the latest 12 months (Bukit Raja transaction prices and rents).
| Option | Best for | Size | What you commit |
|---|---|---|---|
| Lease a Metrohub | 3PL, e-commerce and distributors needing modern docks fast | From 40,000 sq ft (Metrohub 2 division) to whole blocks | Rent, deposit and fit-out |
| Build to suit in the park | One user with a special spec and a long horizon | Plots of 25 and 56 acres listed | Design, approvals, deep piling and construction time |
| Factory nearby | SMEs, manufacturers, owner-occupiers | From terrace factories upward | Purchase price or a standard factory tenancy |
Current options around Klang are on our warehouse for rent in Klang and Port Klang page.
What should a tenant check before signing?
- Level and load: match your racking design and forklift loads to 3 or 2.5 tonnes/m².
- Truck clearance: 4.75 m ramp headroom on Metrohub 3 and 4.
- Your own power allocation in writing: the 300 amp and 2.3 MW figures describe the building, not your unit.
- Dangerous goods: The Edge reports about 40% of Metrohub 3 configured for dangerous goods from Class 2 to Class 9. Confirm that your class is covered and that you will hold your own permits.
- Lease length and registration: a term above three years is registered at the land office on Form 15A, so budget for it and agree who lodges it.
- Licence before operating: check the MBDK licence category for your activity early.
- Current specifications: the SDPLOG homepage dates its information to January 2023; get the latest sheet for your unit.
