This is a new masterplanned industrial park being built on Pulau Carey, the island in the Kuala Langat district of Selangor that sits south west of Port Klang. The master plan runs to roughly 610 acres across three phases: Phase 1 at 227.94 acres, Phase 2 at 223.84 acres and Phase 3 at 158.03 acres. It is aimed at warehousing, logistics, automotive, and machinery and equipment operators.
The important distinction for buyers: this is industrial land you build on, not a ready-built factory you move into. You specify the footprint, the floor loading, the clear height, the power intake and the container circulation. For processes that a standard semi-detached unit cannot physically take, that is the whole point.

The 24 Plots, and What Each One Costs
The current release is a defined, countable inventory rather than an open-ended "from" price on an unbuilt masterplan. The parcel is 67.85 acres inside Phase 1, subdivided into 24 medium industrial plots (Plot Industri Sederhana) served by 66-foot internal roads and a 100-foot main road, with building setbacks of 40 feet front and rear and 25 feet at the sides.

Distances are from the developer's sales kit. Of the four, the committed SKVE interchange at 5 km is the one that changes the character of the site. It puts the park directly onto the South Klang Valley Expressway and from there onto ELITE, KESAS, PLUS and the West Coast Expressway, which is the difference between "an island past Port Klang" and a site genuinely on the Klang Valley industrial grid.
Both Port Klang terminals sit inside a 35 km radius for sea freight, and KLIA is a 42-minute run for air cargo. If your requirement is really about being as close to the port gate as possible, compare against factories for sale in Port Klang and industrial land in Banting before you commit.
Why the Island, and Not Just Any Cheaper Land
Two things happened on Carey Island in the first quarter of 2026 that are on the public record.
First, the port. On 11 March 2026 the Cabinet approved the development of Port Klang's third terminal at Carey Island, announced by Transport Minister Anthony Loke. It is to be delivered as a public-private partnership and implemented in phases over close to 20 years. As of 18 June 2026 the minister said construction can begin once land matters with the Selangor state government are resolved.
Second, the land bank. On 26 February 2026, SD Guthrie signed an MOU with Menteri Besar Selangor (Inc) setting a framework for feasibility studies over a minimum 2,500 acres, potentially expanding to 5,000 acres, inside the Carey Island Special Economic Zone. SD Guthrie holds over 28,600 acres, roughly 80% of the island.
The second point is the one buyers underrate. When a single listed plantation owner controls four fifths of an island's land bank, supply is released on that owner's schedule and at that owner's price. Independently held, already subdivided plots with an approved layout are the exception here, not the rule. - Automotive, machinery and equipment. The sectors the developer explicitly targets, both needing heavy floor loading and high clear height that only a purpose-built plant guarantees.
- Manufacturers outgrowing rented space. If you pay RM1.50 to RM1.80 psf a month on a rented shed in Klang, owning a built-to-spec plant changes both your cost base and your balance sheet.
