Bukit Kerayong Industrial Park: SD Guthrie, YTL Power and Bumi Assets to Develop 1,623 Acres in Kapar, Klang

Key Takeaways

  • SD Guthrie, YTL Power International and Bumi Assets announced on 29 October 2026 a joint venture to turn about 1,623 acres of freehold oil palm land in Bukit Kerayong, Kapar, into a light to medium industrial park with commercial components.
  • SD Guthrie will sell the land to the joint venture company, Bukit Kerayong Industrial Developments Sdn Bhd (BKID), for about RM933.57 million. SD Guthrie holds 30%, while YTL Power and Bumi Assets hold 35% each.
  • The land sale is expected to be completed by the first quarter of 2027, so no factory lots are on sale yet.
  • This is the second large Bukit Kerayong deal in four months: in July, SD Guthrie and Sime Darby Property agreed a separate 1,021.93 acre heavy industrial park in the same estate for about RM798.3 million.
  • For buyers and tenants in Klang, Kapar and Meru, the two parks point to a much larger supply of new industrial land north of Port Klang over the coming years.

What Was Announced

On 29 October 2026, SD Guthrie Bhd said in a press statement that it had entered into a joint venture with Bumi Assets Sdn Bhd and YTL Power International Bhd to develop approximately 1,623 acres of freehold land in Bukit Kerayong, Selangor, into an integrated industrial development. Free Malaysia Today placed the site in Bukit Kerayong, Kapar.

The project will be run through Bukit Kerayong Industrial Developments Sdn Bhd (BKID). The ownership is:

Partner Stake in BKID
SD Guthrie (through SD Guthrie Land Ventures Sdn Bhd) 30%
Bumi Assets Sdn Bhd 35%
YTL Power (through Bukit Kerayong Industrial Venture Sdn Bhd) 35%

According to The Edge Malaysia, which reported the Bursa Malaysia filing, SD Guthrie will invest up to RM101.12 million for its 30% stake, made up of about RM3 million in shares and short-term advances of up to RM98.12 million for land acquisition and related costs. SD Guthrie will sell its oil palm land to BKID for RM933.57 million, an estimated gain of RM586.3 million. The estate currently has 594.02 hectares planted with oil palm. The disposal price is about 5% above an independent valuation of RM889 million, and SD Guthrie expects the disposal to be completed by the first quarter of 2027.

The partners describe the plan as "a light-to-medium industrial park complemented by commercial components and supporting infrastructure". SD Guthrie's group chief executive Mohd Haris Mohd Arshad pointed to the West Coast Expressway (WCE), the North Klang Valley Expressway (NKVE) and the site's proximity to Northport and Westports. YTL Power's managing director Yeoh Seok Hong said the group brings experience in power, water, telecommunications and digital infrastructure.

The Second Bukit Kerayong Park This Year

This is not the first plan for the estate. On 15 July 2026, SD Guthrie and Sime Darby Property announced a 50:50 venture that will acquire about 1,021.93 acres within Bukit Kerayong Estate in Kapar for about RM798.3 million. That project is described as a heavy industrial park anchored by logistics and renewable energy infrastructure, part of a corridor running from Klang through Kapar to Kuala Selangor.

So the estate is now heading for two separate industrial parks with different partners and different targets:

July 2026 deal October 2026 deal
Partners SD Guthrie, Sime Darby Property SD Guthrie, YTL Power, Bumi Assets
Land about 1,021.93 acres about 1,623 acres
Land price about RM798.3 million about RM933.57 million
Planned use heavy industry, logistics, renewable energy light to medium industry, commercial

Why It Matters for Klang and Kapar

Kapar is already one of the busiest industrial markets around Port Klang. In the JPPH-registered transactions available up to August 2026, Kapar recorded 126 industrial deals worth RM969.16 million in 12 months. Over 24 months, registered industrial land in Kapar had a median of RM100 psf of land across 75 deals, and registered factory rents had a median of RM1.40 psf a month across 292 tenancies. You can see the full breakdown on our Kapar transaction prices and rents page.

Dividing the stated price by the stated area, the October deal works out to roughly RM13 psf of land, and the July deal to roughly RM18 psf. These figures are not comparable with the RM100 psf median: they are for very large tracts of plantation land, before conversion, infrastructure, subdivision and individual titles. What the gap shows is how much value is created between raw estate land and a serviced industrial lot, and why developers are moving on these estates now.

For readers, three points stand out:

  1. More supply, later. Together the two ventures cover roughly 2,645 acres. Once infrastructure is in, that is a lot of new land and new factories competing for buyers and tenants north of Port Klang. But conversion, planning approval, earthworks, roads, drainage and power take years. Nothing here changes what you can rent or buy in 2027.
  2. Power is part of the pitch. YTL Power runs power, water and digital infrastructure businesses, and the partners stress utilities and connectivity. For manufacturers who struggle to find enough amperage in older estates, a new park planned around power supply could be attractive. How much power each lot will have has not been announced.
  3. Light to medium versus heavy. The October park is aimed at light to medium industry, while the July park targets heavy industry and logistics. If your operation needs heavy industrial zoning, the July project is the one to watch. If you run light assembly, food processing or warehousing, the October project may fit better.

What Factory Owners, Tenants and Buyers Should Do Now

  • Tenants whose lease ends in the next two years: do not wait for Bukit Kerayong. Plan your renewal or move using the existing stock in Kapar and Sungai Kapar Indah, Meru and Bukit Raja.
  • Owners of factories in Kapar and Meru: new supply arriving later this decade is a reason to keep your building competitive (power, loading bays, compliance papers in order), not a reason to panic. In the registered data, like-for-like terrace factory prices in Kapar rose 8% in the latest 12 months across 8 parks.
  • Buyers planning to build: if you need a large site in three to five years, start tracking both ventures. Ask about lot sizes, tenure (the land is freehold today), zoning class, power capacity per lot and service charges before you commit.
  • Logistics operators: the ECRL freight link to Port Klang via Kapar is also coming. Our report on the ECRL opening date and Port Klang cargo explains the timeline.
  • Check before you sign: for any land in the area, confirm the category of land use on the title and whether conversion to industrial is already approved.

Frequently Asked Questions

Where is the Bukit Kerayong industrial park?

It is in Bukit Kerayong, Kapar, in the Klang district of Selangor, on oil palm estate land owned by SD Guthrie. The partners say the site is linked by the West Coast Expressway and the North Klang Valley Expressway and lies close to Northport and Westports in Port Klang.

Who is developing the 1,623 acre Bukit Kerayong park?

The developer is Bukit Kerayong Industrial Developments Sdn Bhd (BKID), a joint venture announced on 29 October 2026. SD Guthrie holds 30%, while Bumi Assets and a YTL Power subsidiary hold 35% each. SD Guthrie is selling the land to BKID for about RM933.57 million.

When can I buy or rent a factory there?

Not yet. SD Guthrie expects the land sale to be completed by the first quarter of 2027, and the partners have not announced a launch date, lot sizes or prices. Turning plantation land into a serviced industrial park usually takes several years, so existing parks in Kapar, Meru and Bukit Raja remain the options for now.

Is this the same project as the Sime Darby Property park in Bukit Kerayong?

No. In July 2026, SD Guthrie and Sime Darby Property agreed a separate 50:50 venture to acquire about 1,021.93 acres in Bukit Kerayong Estate for about RM798.3 million, aimed at heavy industry, logistics and renewable energy. The October deal with YTL Power and Bumi Assets covers a different 1,623 acres and targets light to medium industry with commercial components.

What do industrial land and factories cost in Kapar today?

In JPPH-registered transactions up to August 2026, Kapar industrial land had a median of RM100 psf of land over 24 months, and detached factories had a median price of RM14.9 million. Registered factory rents had a median of RM1.40 psf a month. These are recorded deals for titled lots, not the price of the plantation land in this joint venture.
