Galla Industrial Park, Seremban: Location, Council, Factory Prices and What to Check

Key Takeaways

  • Galla Industrial Park is in Labu, Seremban (postcode 70200), not in Nilai town. Seremban City Council (MBS) lists it in its Labu group of industrial areas, so MBS is your council for licences, building plans and assessment tax.
  • It began as a joint venture. The developer's page says Prestajaya Sdn Bhd built it with the former Seremban Municipal Council as landowner, inside a 304-acre mix of homes, shops and industry shared with Taman Mutiara Galla.
  • It is sold as freehold, but read your own title. The developer's brochure and the FMM industrial park directory both say freehold. Confirm tenure, land use and restrictions for your lot with a search on e-PTGNS.
  • No park-only median price is published. JPPH-registered transactions for the wider Nilai, Labu & Enstek area show terrace factories at a median RM710,000, semi-detached factories at RM3.5 million and a median rent of RM1.06 psf a month.
  • Jalan Labu is both the weak spot and the upgrade. The Rasah MP said in January 2026 that a RM501 million widening and flyover project is due in April 2028, so plan lorry times around the works until then.

Where Is Galla Industrial Park and Which Council Runs It?

Galla Industrial Park sits on the Labu side of Seremban, Negeri Sembilan, close to the North-South Expressway and to the Jalan Labu Lama road. Addresses here include Jalan Industri Galla 1 with the 70200 Seremban postcode, and the developer's map places the project at about 2.7332, 101.8992.

Item What the sources say
Name on the council's list Galla Industrial Park, in the MBS Labu group
Local council Seremban City Council (MBS), formed on 1 January 2020 from the Seremban and Nilai municipal councils
Developer Prestajaya Sdn Bhd, with the council as landowner
Whole project Over 304 acres with Taman Mutiara Galla, gross development value above RM300 million
Industrial land listed 200 acres for light and medium industry (FMM directory)
Main clusters listed Automotive, machinery and metal
Distances listed Airport 35 km, seaport 95 km

MBS groups these other estates with Galla under Labu: Techpark@enstek, Nilai Mini, Nilai 2, Putra Nilai Bio Tech Hub, Sendayan Tech-valley Phase 1 and Taman Teknologi 2 @ Enstek. That matters when you compare options, because these estates deal with the same council even though their postcodes and town names differ.

Two names cause confusion. Taman Mutiara Galla is the housing part of the same development, so a "Galla" address is not always an industrial one. Retail signs such as New Haus Seremban, a furniture showroom at No. 1, Jalan Industri Galla 1, often shorten the name to "Galla Industrial", which is the same park.

Who Developed Galla Industrial Park and Is It Really Freehold?

Prestajaya's project page describes Galla Industrial Park and Taman Mutiara Galla as joint ventures between Prestajaya Sdn Bhd and Majlis Perbandaran Seremban, which it names as landowner. The Antaramasa Development site also lists Galla Industrial Park under its completed projects with the same 304-acre description. So do not assume who the seller or original vendor is: ask your lawyer to confirm the registered owner of the exact lot.

On tenure, the brochure carries a "freehold" badge and the FMM directory lists the park as freehold. Those are marketing and directory statements, not proof for your lot. Because the land began with a public landowner, the title is the only document that settles it.

What to check on the title

  1. Get the title number from the seller or landlord, then buy an official or private search through e-PTGNS, the Negeri Sembilan land office portal. Buying an official search online requires registering on its SELAMAT system first.
  2. Read the tenure, the category of land use and any express condition. A title marked for one use may not suit the trade you plan.
  3. Read the restriction in interest and any charge or caveat, since these affect transfer and financing.
  4. Match the lot number, land area and owner with the sale or tenancy agreement.

Our guide to land titles in Malaysia explains how to read each of these items.

What Can You Buy or Rent There?

The developer's line is "Where Industrial & Commercial Meet", and that describes the estate well. It mixes factories, showrooms and service businesses, so check the unit type before you compare prices.

Shop office units: the published specification

The developer's page names its current phase as 41 units of 1½-storey shop offices. The brochure gives this specification, and suggests the units for showrooms, workshops and warehouses.

Item Brochure figure
Lot 22 ft x 70 ft
Built-up About 2,200 sq ft
Ceiling height 20 ft
Power 3-phase, 60 amp
Door Electric zincalume roller shutter
Floor finish Cement render
Ceiling to first floor Asbestos

Two lines deserve a closer look. A 60 amp supply is about 35 kW at 400 V and a 0.85 power factor, which suits light workshops and storage but not a line of machines. Run your own load through the factory power calculator before you sign. The specification sheet also lists an asbestos ceiling to the first floor, so have the ceiling checked on site and get professional advice before you cut, drill or renovate it.

Factories and industrial land

FactoryHub's registered deals table records 7 deals in Galla Industrial Park in the 24 months to August 2026, with terrace factories as the main type and no median price shown. Prestajaya's home page also advertises freehold industrial land in various sizes, for sale or rent. Ask for what is still available, because the page may not be current.

Who is already there

The developer's site progress gallery names a Peugeot and Perodua showroom, a Perodua service centre, Inmaju driving academy and SBK integrated school. With New Haus furniture on Jalan Industri Galla 1, the picture is a busy mix of retail and service users beside factories. Expect customer traffic and roadside parking on the front roads, which helps a showroom and can hinder a lorry.

What Can You Actually Run There? MBS Licence Rules

A premises licence comes from MBS. Its licence page and general guideline list where each trade is allowed.

Activity Where MBS allows it
Factory Industrial, enterprise or light industrial areas
Vehicle workshop Industrial or light industrial areas
Plastic, tin and carton recycling Industrial or light industrial areas
Wholesale Outside the town centre and not at a road junction
Used car display, not in a shop house Land with commercial status only, with a site layout plan
Used goods and scrap metal Listed as frozen

How to apply

  1. Confirm the land status first. The used car rule shows that the title can decide the trade.
  2. Prepare the items on form BPL 01: company documents, 13 copies of the location plan, the owner's consent letter or tenancy agreement, a floor plan, three photos of the front, the CCC for new buildings, the title or official search with quit rent, and the latest paid assessment bill.
  3. The form also asks for a typhoid certificate and a food handling course for each worker at factories and food premises. Ask MBS whether this applies to your trade.
  4. Get Bomba's support online through the eSLPP portal, as the form instructs.
  5. Submit to the MBS licensing department (06-765 4318) or its counter at Putra Nilai. The processing fee is RM30 per licence type, and MBS says a complete application gets an answer within 30 days.

Do not start operating early: the form states that running a business before the licence is approved is an offence. Tenants need the landlord's documents for this, so write that duty into the tenancy agreement.

How Much Is a Factory and What Is the Rent?

Galla has too few recent deals for its own median, so the fair benchmark is the area. JPPH-registered transactions for Nilai, Labu & Enstek recorded 142 industrial deals worth RM420.29 million in the 12 months to August 2026. These are real recorded deals, not asking prices, and not every unit sold is in the data. Each sale psf below is per sq ft of land, not built-up.

Type (24 months) Deals Median price Typical range Psf of land
Terrace factory 136 RM710,000 RM594,000 to RM1.23 million RM241
Semi-detached factory 103 RM3.5 million RM2.88 million to RM5.31 million RM268
Detached factory 22 RM13 million RM7.89 million to RM18.5 million RM176
Industrial land 70 RM4.54 million RM3.68 million to RM5.3 million RM70

Registered factory tenancies in the same area number 172 over 24 months, at a median RM1.06 psf a month and typically RM0.84 to RM1.66 psf, usually on a 24-month term.

Rent type Rent psf a month Median monthly rent
Terrace factory RM0.97 RM2,700 for about 2,890 sq ft
Semi-detached factory RM1.70 RM7,000 for about 3,600 sq ft
Detached factory RM1.56 RM11,000 for about 5,080 sq ft

For comparison, the Senawang, Sungai Gadut & Sendayan record shows terrace factories at a median RM450,000 and a median factory rent of RM0.89 psf a month. In the Nilai, Labu & Enstek data, freehold factories have a median of RM1.5 million against RM636,000 for leasehold, but that gap mixes location, size and type, not tenure alone.

What Does It Cost to Hold a Unit Here?

Assessment tax is annual value (the estimated gross monthly rent x 12) x the rate. MBS issues bills in January and July, payable by 28 February and 31 August. After that, it adds a RM20 Form E notice cost to the arrears and can go to court, and property in arrears can be seized and auctioned.

Budget for a higher bill than old figures suggest. MBS raised the rate for all industrial property from 1 July 2024, gazetted on 30 May 2024, the first increase since 1996. The notice does not state the new percentage, only the legal cap of 35% of annual value, so ask the valuation department (06-765 4758) for your rate before you buy.

  • New owners: tell MBS within 3 months of getting the title. The process fee is RM20, and failing to notify can bring a fine of up to RM2,000, up to six months' jail or both.
  • Vacant premises: owners can apply for a remission if the building is empty and up for rent. Apply within 7 days of it falling vacant.
  • Quit rent: pay it on e-PTGNS by FPX using the title or account number on your bill, with a service charge of RM0.50 for a personal account or RM1.00 for a business account.

Is Road Access Good Enough for Lorries?

The brochure claims 3 km from the Seremban Labu toll, 3 minutes to PLUS, 5 minutes to LEKAS, 30 minutes to KLIA, 40 minutes to Kuala Lumpur and 60 minutes to Port Klang. Treat these as best-case figures and drive the route at your own shift times.

Road works that affect you

  • Jalan Labu widening and flyover. Rasah MP Cha Kee Chin said the road under the PLUS bridge is a daily peak-hour bottleneck. The federal project covers 2.7 km, widens the road from two lanes to four, adds a flyover over the PLUS bridge, costs RM501 million and is due in April 2028. The Edge separately reported a contract for a flyover across PLUS in Negeri Sembilan with the same completion date, without naming the road.
  • Jalan Labu Lama to Jalan Industri Galla 1. In 2022 the state planned a RM15 million, 100-metre flyover linking the two, with completion expected in April 2026. We found no report confirming it opened, so check on site.
  • Nilai-Labu-Enstek road and a new Labu toll. The Menteri Besar said in November 2025 that the 18 km road was due in July 2026 and that a new PLUS exit and Plaza Tol Labu would follow, shortening trips to KLIA. The Budget 2027 document still lists the road, so confirm its status.

For workers, Labu is a stop on KTM Komuter's Batu Caves to Pulau Sebang line, though you should still plan the last stretch from the station.

Who Should Choose Galla, and What Mistakes Should You Avoid?

Galla suits businesses that want a Seremban customer address with an expressway close by: showrooms, workshops, trade distributors and light or medium factories. It suits less well if containers drive your costs, since the directory puts the seaport at 95 km, or if you need heavy power from day one. Factories for rent around Nilai and Labu are worth viewing alongside it.

Common mistakes:

  • Comparing a shop office price with a factory price, or a land psf with a built-up figure.
  • Trusting "freehold" in an advert without a title search.
  • Signing before MBS confirms that your trade fits the land status.
  • Assuming a 60 amp unit can take new machines without a supply upgrade.
  • Using an old assessment bill from before July 2024 to estimate holding costs.
  • Testing the drive at midday instead of at your peak shift.

Frequently Asked Questions

Where is Galla Industrial Park?

Galla Industrial Park is in Labu, Seremban, Negeri Sembilan, with addresses such as Jalan Industri Galla 1 and the 70200 postcode. The developer's map places it at about 2.7332, 101.8992. It is close to the North-South Expressway and Jalan Labu Lama.

Who is the developer of Galla Industrial Park?

Prestajaya Sdn Bhd describes the park as a joint venture with the former Seremban Municipal Council, which was the landowner. It forms part of a project of over 304 acres with Taman Mutiara Galla. Confirm the registered owner of any specific lot through your lawyer.

Is Galla Industrial Park freehold?

The developer's brochure and the FMM directory both describe it as freehold. These statements do not replace a title search, so check your own lot on e-PTGNS. The title also shows the land use category and any restrictions.

Which council covers Galla Industrial Park?

Seremban City Council (MBS) covers it, and lists it in its Labu group of industrial areas. MBS was formed on 1 January 2020 from the Seremban and Nilai municipal councils. Business licences and assessment tax go to MBS, while quit rent goes through the state land office portal.

How much is a factory in Galla Industrial Park?

No median price is published for the park itself, because the data records only 7 deals there in 24 months. For the wider Nilai, Labu & Enstek area, JPPH-registered transactions show terrace factories at a median RM710,000 and semi-detached factories at RM3.5 million. Sale psf figures are per sq ft of land.

What is the factory rent near Galla Industrial Park?

Registered factory tenancies in Nilai, Labu & Enstek show a median of RM1.06 psf a month over 24 months. Terrace factories are at RM0.97 psf, semi-detached factories at RM1.70 psf and detached factories at RM1.56 psf. Actual rent depends on the unit, power and condition.

How far is Galla Industrial Park from Port Klang and KLIA?

The FMM directory lists the airport at 35 km and the seaport at 95 km. The developer's brochure claims 30 minutes to KLIA and 60 minutes to Port Klang. Test the drive at your own shift times, especially while Jalan Labu is under construction.

Can I run a workshop or factory in the shop office units?

The developer suggests the units for showrooms, workshops and warehouses, and MBS allows factories and vehicle workshops in industrial or light industrial areas. Your trade still needs an MBS premises licence and Bomba support. Check the title's land status and the 60 amp supply against your machines before you commit.
